In terms of layout, it is actually close to the floor plan of Villa Tugendhat. There, the private, rather small rooms are located on the upper floor due to the hillside location, and the representative rooms are in the basement. What is missing, of course, are the terraces and exterior staircases as well as the great chrome-plated supports. :D

I wish everyone a good morning! This is my first post here. I am eagerly following what you all say about this floor plan. I really like it, even though I cannot say anything about its affordability, I have noticed that the window heights are very low. Unfortunately, we have this in our house as well, and I often get annoyed by it. We have a ceiling height of 2.58m and 2.10m high windows! If it doesn’t bother others, for me there is too much wall above. Best regards

Renovation disaster! Heating niches, no underfloor heating, missing insulation, wiring needs replacement, KNX will be difficult, carport completely forgotten, replacing retractable panoramic windows with plastic windows will be really expensive, bathrooms without windows …. not worth it, demolition, fill the slope with the rubble, done!

I’m always amazed how something like this can survive the test of time. I once worked in an old industrial villa (used as an office), that was something, fitted kitchen from the 20s, bathrooms carved in marble, etc. Just don’t want to know what the heating costs are like now…

I’m looking forward to Kathi’s project, hope it stays as individual and doesn’t slide into the mainstream!

How can the window heights be derived from the pictures? O.o

The financial feasibility will – as has been guessed many times here – be difficult. ;)
Yesterday we received the first written offer after about two weeks, and the advisor had to admit he made a mistake in his estimate (range of 490-520 or so). He had underestimated the garage living area.

The offer was just under 590k for the thing, still without painting/flooring. We had actually discussed the above range verbally including painting/flooring. It seemed cheap to me too but of course one hopes (especially when he says it! :P).

Now we are considering. Arrange another appointment with them, discuss again. We also have another builder who wants to send us a planning draft on the weekend. Maybe it would also be an option to build the house as drawn without the garage part. And then build a second structure with a carport and storage room underneath, but not as part of the main building, and accordingly without all the insulation and other residential building stuff. That would certainly be quite a bit cheaper and could fit the budget.
It remains exciting.

As it is drawn here, we will probably not build it, unless we finally win at bingo. :D

So that's the first 20 - 25% price increase. I suspect there will be more, but of course I’m keeping my fingers crossed for you for the bingo :D

I took the measurements from your uploaded floor plan: e.g. window element "Küche/Essen/Wohnzimmer" 2.145 x 3m (HxW). We have H 2.10m and it unfortunately looks bad.
