The first time, the budget probably would have been enough for 2 such houses. Possibly the OP is miscalculating for exactly that reason.

They are not building for the first time. True. But anyone who has followed last year’s posts or the recent activities of might guess that either enthusiasm, or just good old naivety, or a too narrow focus is the reason. I don’t know if Kati has read through the construction cost threads – I don’t think so. Besides her family, her own threads were too present for that. … and now one step closer to the truth than some other beginner builders. Anyone who has built with a general contractor and had at least a few upgrades like controlled residential ventilation, etc., knows that the fixed price offer gives a guarantee versus an architect build, but not versus a construction performance description from 3-4 years ago. No idea, but if Kati could choose great tiles for €30 three years ago, maybe now there are only materials left that she finds worthy for the utility room. If at all, as per the construction performance description. Just because a provider offers a fixed price doesn’t mean they use cheaper materials compared to others – unless they are of different quality. I’m not financing for the first time either. The fourth. But I feel like a schoolchild when I sit in front of bankers and intermediaries. Because I don’t take care of it. I will always remain a dummy in this respect at one point. Not at every point! There are just things that go over one’s head. Like with floor plans: many who don’t do housework can’t follow self-explanatory and discussed processes and therefore don’t engage because they are simply overwhelmed. It’s probably some kind of self-protection. Or a mechanism in the brain to simply focus on what interests one and what is tangible, rather than opening another compartment in the brain that needs to be filled.

Or their budget is higher than they want us to know. :) The topic is not supposed to be the budget. I know, a hillside location is tricky, doable, but it would annoy me enormously to always have to carry my groceries down the stairs from the garage.

I really don't want to discuss construction costs here, only floor plans.

In our last construction project, I received exactly the same resistance regarding "that just won't work." Ultimately, what matters is only what is stated in my contracts, what comes out of my account, and what the result is. And contrary to all the pessimism (even back then, without the increased costs), I have a house standing here. At the costs for which everyone back then called me naive. I'm sitting inside, it is heated, it exists.
There are simply regional differences in construction costs. I am not seeking any assistance regarding the cost side of this project. I swear solemnly not to complain about our insolvency either, should I have miscalculated. :P

Kati knows very well that even small houses - only half the size, without a carport or similar - are hardly possible under €500k. She is currently active in the construction cost thread. But I think these are two different matters for her - others on one hand and herself on the other. And her own house could cost around €500k - but without an extension/carport? Many things just don’t add up.

No, that’s not true. But you can’t compare apples and oranges. In the thread you posted here as a screenshot, I was talking about total project costs. In my thread here, I am talking about house costs. So only the construction itself, without land, without kitchen, without this and that. Our total costs for this project are significantly higher than €500k.
