Floor plan proposals - What works, what doesn't?

The ground floor benefits from having the rooms reorganized. I would still rotate the pantry door by 180° and have the utility room end at the same level as the kitchen (or at least "in that direction"). But in a way that the washing machine and dryer can stay downstairs.

Upstairs, the dressing room is needed where the storage room currently is. If the bed is positioned as shown, you cannot sit up at the headboard. The bathroom also still needs organizing, as it has not yet benefited from the relaunch.

By the way, the same goes for the living room: I strongly recommend moving away from the symbolic locations of the sanitary fixtures and furniture and finally working with sanitary fixtures in their final position and arrangement and furniture in realistic sizes.

I don't want to be a spoilsport, but what is this ground floor supposed to be?

- There is hardly any other way from the front door to the kitchen.

- How is the living/dining room supposed to be furnished? It can hardly be worse than what is drawn. The table, estimated at 1.40m in length, barely fits 4 people, but as soon as guests come, that's it, because it can't even be moved to be extended.

- I know you are crazy about the pantry, but why?
In your example, you can immediately see that it does not provide more space than if you simply let the cabinet wall at the top extend all the way to the bottom of the plan. You have already been told several times that you won't get from the pantry what you expect from a usual pantry (cooler storage room).

- Even the bay window doesn't really make sense to me, as it is not used properly neither on the ground floor nor on the upper floor.

I would consider whether it makes sense to swap the living room with the kitchen.
But that probably fails again because of the pantry.

I can accept a lot, and we also insisted on some (in others’ eyes) nonsense during our planning. However, there are just so many things gathered here that I can firmly say I would never want to live in it.
The worst thing is that you actually have the chance to do it better since you are still in the planning phase.

For kitchen/living/dining + guest room + utility room PLUS pantry, the house is simply too small. That creates weird dead spaces, like behind the couch or the bay window. At €2,000/m², that's an expensive affair.

None of this is meant to be offensive; I was also in the situation of first trying to make many things sound better than they are. As sorry as I am, I absolutely can't make anything of the ground floor and would rather start from scratch...

I had already solved that recently

On the contrary, the location on the north wall (the floor plan is approximately south-facing) is suitable, without underfloor heating and with better ventilation than by windows, that works. The utility room next to it is not so favorable, but that depends on the efficiency of the heating: if the heating produces a lot of waste heat, that’s bad.

I would still look for my salvation not too far from the original Eco3, i.e. I’d rather have the staircase turn in the center of the floor plan like there than place it against the wall in the disappointed hope that it saved space (as in the shooting).

I don’t like the current floor plan design, but I find it already considerably “repaired”.

By the way: I haven’t read anything yet from in this thread ...

I agree with : quickly crumpling it up - it hardly gets any worse. I also see no reason to use the utility room as a household separation. That makes no sense at all. The suggested furnishing on the ground floor should also show where there is a lot of unused space and where it is lacking. I don’t see a dining area for guests, but there is a lot of space for building blocks. But none of this is really a problem if it shows what is possible and what is not. Regards, Yvonne

In the upper floor, maybe swap the WC and shower. Otherwise, when USING the WC, you always wonder if you really locked the door...

Now the floor plan has become even worse. The hallway is narrow, long, and very dark. The way to the kitchen is very far, and everyone who goes to the kitchen walks right past the sofa. In my opinion, it would look best if the kitchen were placed in the upper left corner, and thus the utility room and guest room would be in front, to the right, and to the left of the entrance door. This way, the dining table could be placed in the bay window, and you would have peace in the living room.
