Floor plan proposals - What works, what doesn't?

After all, those who survive such forum "battles" can move towards their new home with a thoroughly refined draft. But a nicer tone really wouldn't hurt either.

First of all, you are fishing for compliments, and they are not coming. Think about it this way: how I find your floor plan can be latent to you since you will be living in it. That is very relaxing.

When you are at that level, some things sound different. You have surely also noticed that here in the forum, during floor plan discussions, everyone rides their own hobby horse. Cloakroom, stairs straight or crooked, dressing room, pantry, etc.... But in my opinion, there are a few really practical basic assumptions that you shouldn’t just dismiss, or if you do dismiss them, then very consciously.

A house normally has two entrances. A good one, and one for dirty feet. Through the utility room. That works for you. A hallway is usually more central. But above all, it is wide enough to also put a stroller or something there. It doesn’t have to be, but it is convenient. Otherwise, the furniture can also be arranged differently. The room sizes are practical. Karsten

I think it could be expressed a bit more nicely :/
We also planned a rather "idiosyncratic" house, in the end everyone has to decide for themselves.

But I would also say, take another look at it, I somehow don't find the downstairs happy.

I completely understand the pantry, we'll have one too, but yours really looks tiny if that doesn't completely deceive. You can get little of the classic stuff (freezer/chest, cupboard, shelves, boxes, etc.) in there as it is now.

I would take pencil and mm paper and go at it again, we did that too. .... Over and over again

Exactly. The third door, through which you are only carried as a bride and as a corpse, we will leave out for cost reasons. I think hardly anyone knows it today, and probably only at the coast

The floor plan is hardly livable as it is, to put it bluntly. No space for anything on the ground floor, not for eating, not for storage, not for living. Utility room as the center... alright then. As a bank, I wouldn't finance that - unsellable.

The utility room would be where the kitchen is now, with a back door added. The kitchen would take its place. The table would go in the bay window. The pantry would be a large cabinet in the utility room. The outdoor water tap next to the back door. There would be no built-in fridge in the kitchen, but one of those Samsung ones with a cooler and freezer compartments. Where you can pin little daily orders with magnets. The main entrance would be where the wardrobe is now. Nice and wide. The good door opposite to the good living room. The guest toilet would stay where it is. And I would have a nice niche for the coat cupboard. Shoes under the stairs. So, just a little different, I would like it then. Karsten
