The price offer (if he has one, I could not really read one out) cannot be fixed yet as long as the plan is not finished. Wishes, family, and design do not match at all for now.

But I also agree that we should leave this topic alone, yet I stick to the fact that 170,000 is shaky. That was my choice of words. You can certainly have wishes and price limits, but they are usually not feasible.

Besides, I would have liked to know the provider so that one could read something about the construction service description. At least you know that the offer does not yet include the heat exchanger and water storage. Then the bathroom issue. And then special equipment, then a staircase (yes, I can already see it), 20-30 sqm more... that will strain the wallet...

You know, I also once thought in 2013 that I would get a nice simple bungalow for 149,000.
Unfortunately, 50,000 were added during the planning phase, and in the end, it became another 50,000.
I do not doubt that cheap is impossible, but most users include “cheap” wishes like a basement, double garage, and fireplace, plus the saying “you only build once.” And a portion of naivety. An estimated 50% of users leave here immediately after being enlightened about costs. Few come back because they have saved up.

I have been in this forum for 4 years, mostly as a moderator who had to read every post, and believe me, dear Winnetou: many have gotten a dry mouth during the construction phase here, another part typically keeps silent about it. Many do not talk about how painful it can be to realize halfway through: oh dear, I didn’t expect that.
I have received some embarrassed private messages from those who did not want to reveal themselves openly here...
What was wished for at the beginning is rarely implemented in planning, at least in normal house construction between 170,000-250,000.
When others have to spend 500,000 on building, I almost feel sick. My loan stops at 200,000 (formerly in DM, now €), otherwise I feel uneasy. We ourselves built modestly but nicely. Similar attitude as Karsten because of age... roller shutters, for example, were not included at all until the information about an inheritance came at contract signing. Then, boldly, 2,500€ was invested in those things.

To each their own, but no one here should sugarcoat prices and situations – especially not if one has not yet experienced the flood of bills oneself. I have experienced it and now say after 4 years: if only we hadn’t taken that cheap facade insulation. If only we had borrowed 30,000 more, then we would now have a fence on the neighbor’s side, a shower enclosure for our shower alternative, and a wider garage that we could actually use.
If someone had told me beforehand that there would still be mandatory costs for things I do not know and have already forgotten again, I would have been grateful.
You can never do the calculation often enough!


You come across to me as very down-to-earth and modest. I hope that planning and calculation speak for you and that building the house is doable for you.
But don’t always believe that people want to harm you here when they simply want to help you.

Thank you for your detailed response, but that has nothing to do with sugarcoating. And yes, I have had a flood of invoices, but not more expensive than expected,

And say what you want, sometimes it is just exaggerated here to say 50,000 euros of additional construction costs, I am far, far from that. And in house construction, things can certainly happen that you do not expect, but actually only at the beginning regarding soil conditions, etc. Before I even bought the plot, I had an appraisal done, and that corresponded to the [Bauleistungsbeschreibung], I would have accepted 30 cm more, but more than that I would not have bought.

Then you can be congratulated – most people are not like that!

And the final calculation is always made at the end.

I was in a meeting again today with BT. Beforehand, my wife and I talked once more about our situation, taking your tips into account. Afterwards, we met with BT’s architect. We are opting out of developing the attic, so no stairs, no knee walls, no concrete ceiling. Essential were the 2 height-adjustable washbasins, splash protection at the shower, the bedroom could be smaller but absolutely must have a 3m closet, and the carport a bit wider. He said that the hallway, at 1.5m or 1.76m, is already wide enough but the edges could be rounded, for example (wheelchair parking space and from the entrance area towards the living room). He also suggested that the door to the living room could be moved further into the hallway, which would make the hallway shorter and the living room a bit bigger, but you would lose a little bit of the kitchen in that case. What I thought about afterwards is first the kitchen size, almost L-shaped 3m x 3m, I think that is enough [emoji19] and secondly I need to find a proper place for the TV and sofa. There are also two things that I would do under certain conditions: I want the roof pitch to be 35 or 40 degrees, and I also want to have the carport with a utility room made by BT right away (I can’t do it as neatly myself, especially since it is not freestanding but on one side our house and on the other side the neighbor’s garage; if something goes wrong, for example with rainwater drainage, it could get expensive). I can do the final glaze myself. I have requested a rough price quote for the roof pitch and carport, let’s see if it works or not. I will receive a new offer and floor plan in the coming days and I hope everything will go well and quickly because there was talk of a price increase of almost 3% for contracts from November. I hope that we have adjusted our budget and our wishes. We are not high earners but we still want to save and have a comfortable life. [emoji3] [emoji4]
