Well .. here I am again and presenting a different concept.
The house proposal in currently has 138 sqm living space with 164 sqm gross floor area.
My proposal will have 127 sqm living space and 156 sqm gross floor area on the ground floor, which should reduce the price. Furthermore, I am omitting the angle of the bungalow, which should simplify the roof construction and thus make it even cheaper.
Since I could not find any information as to whether a hip roof is mandatory, I chose a hip roof with a 35° pitch; personally, I would probably prefer a gable roof.
Basically, I would plan in a space-saving staircase, i.e., rather not ideal rise and tread fixed in.
Further prerequisite: heating and connections in the attic ... I don't know if this will work well, but it has been mentioned quite often.
On the ground floor one could then have:
[*]Bedroom with space for up to 4 m wardrobe
[*]Child 1 room facing south
[*]Large bathroom where washer/dryer can also be accommodated
[*]A large, straight living/dining/kitchen area with direct straight access to the terrace and sufficient maneuvering space for a wheelchair
[*]Guest WC
[*]Wheelchair parking space under the stairs
[*]Multi-purpose room.
I would prepare the attic with:
[*]Partition to storage space
[*]Partition to bathroom and currently at least plan WC and washbasin there. Possibly a bathtub later
[*]Partition to technical room
[*]The area around the stairs could initially remain open
Multi-purpose room on the ground floor?? I imagine it currently serving as an office at first. When Child 2 comes along, the attic can be converted into an office and Child 2 accommodated in the multi-purpose room on the ground floor. When Child 2 is about 8 to 10 years old, the room might become too small; Child 2 could then move up to the attic and the office move back into the multi-purpose room.
If Child 2 moves out at some point, the attic can either become a guest room, also for Child 2 and possibly family. But it is also conceivable that Child 1 still lives at home and perhaps wants to live a little more independently. Then one could (which will be at the earliest in about 20 years) consider replacing the stairs with a home lift like Climbee mentioned (not a stairlift) and give Child 1 a living area under the roof. The bathroom area there would then be remodeled so that at least WC use with a wheelchair is possible. But this last step is very much a long-term prospect.
In general, I think that all the rooms I planned (except the guest WC, all with 101 cm doors, even 150 cm doors on the living area) are easily accessible. In the main living area dining/cooking/living, there are clear passage areas that are sufficiently wide.
The attic offers space for additional storage in the north (seasonal decorations, winter-summer accessories, etc.).
Carport set back a bit, the extension forms the terrace angle.
Overall, one would have to determine exactly with a precise land survey how far the house must be set back from the street. Ideally only 3 m.
Perhaps the previous premises need to be reconsidered.
