I know what I am writing.
First offer with 130.2 m² living space
Later an increase of 2.5 m²
that makes 132.7 m²
In the last living space calculation I have 130.8 m² LS + 8.14 m² utility room = 138.94
I left the terrace out.
now please let us settle with this living space calculation. My upper limit is 140 m², house from Katal. 131 m². which now is 3 more or 2 less! what is that?!
As proof of what I could gather you find in the attachment

Where should this discussion end? Last year when I had no plot available, I planned to build or buy a two-story house with an elevator and retrofit an elevator.
When I started this topic here (09/26/2017), I had a few wishes and today (11/05/2017) some wishes have changed but not the whole. The reason can be financial constraints or changes in knowledge and needs. That is quite normal and everyone experiences this development.
Long story short. What I said is self-evident and you know that too.
Such discussions are no fun at all and not helpful, especially I have no time for it either. You can make a suggestion, but you shouldn’t repeat so much.
If you have an idea for the questions that are already known, you can say it, otherwise please don’t expect me to criticize or anything else...

Regards

.. you just don’t see it.

The fundamental question is, WHY does it absolutely have to be a corner bungalow? With all the limitations.

And WHY does it absolutely have to be the side entrance? Without considering how the threshold can be overcome, etc.

And, WHAT is the core of the floor plan development? Family and as barrier-free as possible or BARRIER-FREE and also accommodating family?

You have received good suggestions multiple times.

In my opinion, you are currently focusing on rather less important things like "bathroom tiled to the ceiling or not," who will build the carport, etc.

In many subordinate clauses, you write about the builder’s designs that you are not yet satisfied and then have wishes. But unfortunately, many of these wishes cannot be realized just by moving a door here or changing a wall slightly there. Precisely because the barrier-free concept cannot just be thrown together.

I have an idea: Zizzi, can you imagine placing the carport on the north side in front of the house so that the driveway is perpendicular to the front door? Then you would have a bit more freedom in the width of the carport and the access – you could do without the passage in the utility room and thus be a bit freer with the floor plan, so you would have less hallway. I'm on the go right now, but if you're open to that, I'll draw it again with the [WB].

.. after I read everything here again today, I also took another look at the development plan. On the street side, garage/carport long sides must keep a distance of 150 cm. You can check it yourself again, City of Bramsche, Stapelweg.

That doesn't matter. You need a turning circle anyway. We have 3 meters in front, which always makes a nice forecourt and you are practically already at the front door. I just don't know if it will work with the building envelope... I'm on the move and have no time to read.
