Unfortunately, that is not possible, those were only verbal statements. For us, the gable roof was fixed; we don’t like hip roofs, they look too squat to us. You may well be right about the different construction methods. At that time, we were just surprised by these differing statements. Regardless, I have discarded all offers that were not suitable.

I believe that to make a decision here, the OP must first determine the location of the carport/garage.
For the northeast corner, I could imagine it something like this:

This would result in a floor area ratio II of around 240 sqm. With the original 774 sqm plot size, no problem. But if it really gets compressed to 560 sqm here, that would be 30 sqm over. So one would have to see if they allow it.
A suitable standard floor plan could perhaps look something like this, similar variants have already been provided by Yvonne:




Placing the carport directly in front of the driveway naturally saves a lot of sealed area. In that case, I would rotate the house and choose a layout like in Kerstin’s variant.
Both have their pros and cons. I tend to prefer Kerstin’s variant if you really build a nice carport that is a visual asset. Otherwise, it must go in the corner. ;)

Nevertheless, thank you for your response, and I am pleased in any case where someone does not reflexively believe a hip roof must be placed on a bungalow.

The garage would of course be ideal there, only the heat pump would be better located in the utility room/freeze room, could the dimensions of entrance and utility room be swapped spatially?

240 with the terrace? We are allowed 210 and according to the development plan 30sqm extra for the terrace is possible.

If you look closely, the heat pump is at the HAR. Basically, the outdoor unit is usually placed facing the street, and that's how it is placed here as well. Where did you want to put it? Next to the neighbor? I'm sure they wouldn't like that.

The exceedance is already excluding the terrace. So I have already subtracted it, and it is still 30 too many. This subsequent change - where is it actually located? had also already expressed doubts about its legality. That would probably end up being a horse trade.

However, you could certainly save a few square meters here if you don't make the driveway 6m wide along its entire length. That's probably still doable.

Oh ok I had mistaken, thought it was the box behind the equipment room by the garage sorry. I don't think we will make a fuss about the floor area ratio here, but maybe we can still raise it with the authorities. We would also like the entrance area to be in the driveway area and not so far back. But we like the layout so much, the garage will definitely be on the north side for us now!
