Let's leave the rectangle and see what else there is. The hip roof will be expensive anyway; if we add a corner, it won't make much difference:












Admittedly, the entrance area is quite tight, but it doesn’t feel that way since the stairs give a sense of space. The kitchen is maxed out with a 5-unit row, the rest has to be managed by the base cabinets under the window.
In my opinion, the terrace location and size are optimal. Also, the fireplace with a chimney.
I'm not a car enthusiast, but is a 4m wide street enough for the turning radius to park? Otherwise, there is the option to move the garage to the bottom corner of the plan. However, the driveway would then only be 5.20m - is that enough for just one car?

I would then give the upper floor a balcony and execute the hipped roof as a rectangle again. This would have the immediate advantage of having a partially covered terrace on the ground floor where you can quickly secure the garden furniture in case of wind and storm. Or already go for the rectangle on the upper floor, but that creates a big "imbalance" in the children's rooms.

The entrance area would be too narrow for me. You always have to assume that sometimes 4 people are getting dressed together. Where do you put the wet shoes? Where do you sit to put on shoes?

.. and, I believe, wants a kitchen with a row plus an island, and unfortunately this is not very suitable for that.

Unfortunately, we can't use the 15m depth like that, we have to stay within the 12m range.

We actually don't have many fixed wishes, but a kitchen island should actually be part of it.

Mmh, you are right, the entrance area is too tiny.

Just to clarify, the 12m only start after the 3m distance from the road - which makes a total of 15m. Please correct me if this is wrong.
