The 0.25 FAR refers to about 560 sqm for us, because the bend plus strip must be deducted here! (We asked the district about this, there seems to be a new guideline)

I find the entrance area in your design unfortunately very convoluted and not very inviting. What do you think about the option where the staircase separates the kitchen/dining area and the living room? Baufritz has an example of that: External dimensions: 10.7 m x 8.2 m (You have to imagine the garage is not there or it will be placed differently)
