I just dug up an older floor plan in another thread that might also be an inspiration. House dimensions basically like in the initial thread .. just rotated. It could then look like this on the plot:

The floor plans for it (I have adjusted the north arrow) and on the ground floor the orange circle also symbolizes a stove, which should also fit on the upper floor. Additionally, for more light in the hallway, in blue an "interior window" from the living area towards the hallway.

Here the utility room would be by the heat pump, the staircase also in the shaded north. The office would be on the ground floor, which I basically prefer.

Kitchen similarly sized as you had also planned, with direct access to the terrace area.

If it absolutely has to be a hipped roof, there would also be a larger roof area in a good photovoltaic position facing southeast.

So the draft has no "north bearing". It is probably still waiting for a file from the surveyor.

We assumed the house width to be 13.46m up to the driveway - maintaining a 3m boundary distance to the neighbor = 10.46m for the house. We then assumed 10.50m for the house.

These are the kinds of things that you as the builder can and should do yourself! For yourself! You therefore deal with the property and do not let the forum community piece together something puzzle piece by puzzle piece just so someone can get an overview.

The smaller one should be about 5.5 m, the larger one is listed in the plan as 16.02 ... this also matched when scaling the site plan accurately in Corel.

Well, that is written rather inaccurately ... and with that, my site plan can also be drawn a bit more generously. By the way, I had planned the garage with an exterior dimension of 6.5x6.5 m.
