... the public parking lot more or less minimizes the area where accesses his property. In post 19 there is a plan with a few side lengths of the plot (also the partial section up to the possible driveway).
I just dug up an older floor plan in another thread that might also be an inspiration. House dimensions basically like in the initial thread .. just rotated. It could then look like this on the plot:

The floor plans for it (I have adjusted the north arrow) and on the ground floor the orange circle also symbolizes a stove, which should also fit on the upper floor. Additionally, for more light in the hallway, in blue an "interior window" from the living area towards the hallway.

Here the utility room would be by the heat pump, the staircase also in the shaded north. The office would be on the ground floor, which I basically prefer.
Kitchen similarly sized as you had also planned, with direct access to the terrace area.
If it absolutely has to be a hipped roof, there would also be a larger roof area in a good photovoltaic position facing southeast.
