Your house looks totally crooked because of the offset door :confused:

Before I take a closer look at the drafts, would you please draw the house with garage into a site plan?
And where is north anyway????

Hi ypg Yes, we would also like to eliminate the error, but then we are not sure how the shifting of the stairs will affect the upper floor or how we should adjust the upper floor. Oh, I completely forgot to mark the location of the house in the development plan. I am attaching the site plan with the house, garage, and terrace marked. We would appreciate it if you could take a closer look at our planning. If needed, I can also try to submit everything that is required. Regards

If you are already quite open in terms of planning and bring few special features, why don’t you just take a catalog design? Going to a general contractor as a layperson, whose draftsman here is apparently no exception and apparently only copies your amateur sketch, is pure money wasting. Here you have been offered 145 sqm, of which 130 are for living and 15 as annoying waste. With an architect you would get 140 minus 0 equals 140 plus detailed planning instead of drywall blemishes. With the saved 5 sqm, the architect is already paid, because the draftsman’s work is not free either, but simply not separately invoiced. The popular naive calculation is confusing the entire architect’s fee with its surcharge. Effectively, an architect is a quasi self-sustaining investment. And if you hire an architect to revise a catalog design, that is even better. Doesn’t the general contractor have a suitable catalog design to offer? (After all, you are customers without special requests).

Hello 11ant. Thank you for the feedback. We only decided on a general contractor because of the fixed price guarantee. With an architect, it probably would have been too risky for us. We couldn’t find a standard floor plan that fit the plot well with the open living/dining/kitchen area facing southwest. We also thought that our floor plan would basically be usable, only with the problem of the bathroom upstairs and the stairs/hallway on the ground and upper floors. Hmm, you really underestimate such a floor plan design…

How do the floor plan and site plan (oriented to north?) correspond with the house drawing? I don't understand.

Ahem, as a planner I get eye strain from the misalignment. Moreover, it is sad and a pity to give away so much living space to the hallway. While studying the plans, desire for a through garage, orientation.... - first of all, I see the garage as edge development in the south, so that a valuable west garden can also be created. - Regardless of that: there is a lot of open space in front of the kitchen, but the 180 cm table (6 seats is a tight fit) is too close to the fireplace! If you want to do justice to everything there, the house shape would probably have to be different. And then a standard floor plan would also suffice, which makes better use of a few square meters.
