That is correct: 3 meters from the street then 12 meters… ah 9.7m I just see now, that of course still fits.

But you have already seen that the island is 2.40 and the unit as well? Are you talking about the total cabinet meters or the aesthetically long unit? That is also a utility room, since the freezer room is quite small. So the utility room has to be good for many things, and with the freezer it should be enough. There is also the 9.15 m width, length results at about 77 sqm on the ground floor. Let’s not kid ourselves: it is a 144 sqm house. And since there is not much land left in the southwest, a wide terrace door in the south makes sense: that is where the main garden is.

We are more about the aesthetic kitchen line, we cook a lot and also with the children/friends, it’s practically our common hobby…that’s why the kitchen has a somewhat higher value for us than a perfect TV spot.

Maybe we can still fix the last one with a different staircase:

I don’t understand a thing. The shown floor plan has 72.7sqm at the top and bottom. That adds up to 145.4sqm. Almost studious. ;)

An L-shaped kitchen with a peninsula cannot be compared to a real island. As you know, I come rather from kitchen planning ;).

Yes, that's true, but we're not in a wishful thinking scenario here. 145 sqm is 145 sqm. The island is at least 180 wide and in addition there are 10 (!) spaces for 60 cm cabinets. There's a small pantry separately as well. You could also rotate it and leave out the cabinets by the window. Then it stands freely and has a row of five units behind it. That should also work if that's nicer? What does the expert say? :) Then however with a seating window in the kitchen at the bottom of the plan, or both right away? Oh, that would be a tasty bonus.
