With an architect, it is precisely less risky, provided it’s not a " warns" architect. By the way, you can have a lot of fun in the forum search with the keyword "fixed price guarantee" ;-) Catalog floor plans can be rotated price neutrally and mirrored on both axes. The problem with your floor plan is that you place the stairs in the corner. Otherwise, it is unimaginative but harmless. One especially underestimates that the draftsman has learned something different than oneself, BUT HAS JUST AS LITTLE STUDIED ARCHITECTURE. The builder only has more CONSTRUCTION experience, but not PLANNING experience. And from his construction experience, you hardly benefit if you don’t let him build a proven catalog model.

When I try to place the floor plan from the initial post (once again without [Nordpfeil]) on the property, the garage indicated in the floor plan is simply not in the south... I just don't understand the whole plan. Maybe I'm just not getting it, like being disconnected en route to Tokyo.

It's also extremely annoying that not all important drawings are in post 1. That somehow demotivates in the long run.

Good morning kbt09. The planner first drew the floor plan by hand using the site plan and then created the design. The design therefore has no “north orientation.” She is probably still waiting for a file from the surveyor. The access to the property must be exactly there because public parking spaces are being created next door according to the development plan. That is why the access with a width of 6 m is placed exactly in front of it along with the garage and the house next to it. I would like to apologize for the missing documents in the original post; I was not aware that it would become so disorganized.

But the floor plan shows the garage on the other side, and I assume that the orange marked area is supposed to represent the garage. What is behind the garage in the site plan (double garage .. does it fit the driveway?) .. terrace?

Are there also dimensions for the property? According to the first site plan posted, a parking space is apparently still planned there.

There is definitely a willingness for that, nothing is set in stone yet. However, according to the development plan, the access road is specified where I have marked it next to the garage. Next to it, public parking spaces are to be created.
