I had this discussion with my wife yesterday as well. We are not quite on the same page yet. We need to sit down calmly again over the weekend. There are many pros and cons, and we will weigh them for ourselves.
1. I would build a bit bigger and therefore remove dormers and bay windows from the list.
2. I would completely separate the chill-out area and the cooking/dining area. The chill-out area can be small, but the living space larger.
3. I would cancel the chimney. You can see it – in Germany it hardly ever gets cold anymore. The new heating systems also ensure that you never feel like you could light the fireplace. Better plan for a nice aquarium or plants. With this heat, any source for more humidity is welcome.
Regarding 1. The dormers are no longer feasible with a 1.30m knee wall without the window sills being forever high. That’s no longer cozy. Therefore, the option is either to raise the expansion or omit it for cost reasons. If we build bigger, our budget limits us... 150sqm*2000€+BNK50k. There’s hardly any room for bigger.

Regarding 3. That is criterion number one for my wife and is not up for debate. Leaving out a fireplace/stove in the living room is not an option.
I can’t convince you by any chance to build 2 floors? I have such a pretty symmetrical one here. That would solve pretty much all problems, I think. It’s a bit wider but the footprint is just under your design. However, it has no chimney so far.

Yes, it missed me. Sorry! The development plan only allows gable or hipped roofs. Also, a maximum of 2 full floors. As far as I saw yesterday, nothing else is in there. What the architect was thinking, I’d have to ask him ^^. But the dormers are off the table for now anyway.
