Honey, probably some planner from the 50s for a cooperative. Or was it a conversion of a villa into multiple units? Doesn't matter at all, the girlfriend suffered - not just the migraine mother.

I can't possibly persuade you to build 2 floors? I have something nicely symmetrical here. That would basically solve almost all problems, I think. It's a bit wider but the footprint is just slightly below your design. However, it doesn't have a chimney so far.

There is still the attic

If there really is no private retreat, it becomes the second living room

I used to be out seven nights a week, we rarely used the kitchen and living room. More likely the pergola or the terrace
Maybe it's because it was more like a 30-minute drive to someone’s house
My sister left at 18 and was only home during semester breaks.
We have and had youth rooms, construction trailers, and such where you can meet.

I had this discussion with my wife yesterday as well. We are not quite on the same page yet. We need to sit down calmly again over the weekend. There are many pros and cons, and we will weigh them for ourselves.





Regarding 1. The dormers are no longer feasible with a 1.30m knee wall without the window sills being forever high. That’s no longer cozy. Therefore, the option is either to raise the expansion or omit it for cost reasons. If we build bigger, our budget limits us... 150sqm*2000€+BNK50k. There’s hardly any room for bigger.

Regarding 2. We also talked extensively about this yesterday. My wife is no longer opposed to it. I’ll build your two versions today and we’ll look at them in 3D. At least we want to keep the option to separate the living area open, and if the floor pla

Regarding 3. That is criterion number one for my wife and is not up for debate. Leaving out a fireplace/stove in the living room is not an option.

Yes, it missed me. Sorry! The development plan only allows gable or hipped roofs. Also, a maximum of 2 full floors. As far as I saw yesterday, nothing else is in there. What the architect was thinking, I’d have to ask him ^^. But the dormers are off the table for now anyway.

could you read/estimate the height or usability of the attic from your version with the 2 full floors?

I find the version very nice and will definitely present the design to my wife. It's quite a radical change after all ^^

Further feedback on this version will come this evening when the boss has looked at it :P

We really like your version that comes very close to ours. Especially that the stairs no longer protrude into the rooms and thus the upper floor is more usable.
