I need to clarify something here. A hallway is not wasted space! The hallway is always looked down upon and kept small – it doesn't deserve that.

In this case, the question is also where and if you even put up walls upstairs. If it were mine, I would only partition off a smaller room behind the staircase. I would leave the rest completely open – so you can set up a really big model train... :P

I’m having a lot of fun with it too and we’re taking away a lot from it. I’m really grateful for your effort.

Well, we’re still a bit away from the joint optimum but I think we’re on the right path. Even if we decide on the open living room, we’ve thought about everything, weighed it up, and know what we’re getting into. I prefer that to building it without having properly thought it through.

PS: Seating/meeting areas for the kids can also be created with a garden arbor / barbecue area. That’s how we used to do it at my place. Put in electric heaters and it was cozy even in winter.

I roughly sketched the position of the plot in relation to the neighbors

Our plot is the one at the bottom center. The neighbor to the east has a carport standing at the property boundary and then his house next to it. So quite far away. The neighbor to the west has his house built 3m from the boundary. We want to move our house more towards the east and place our carport between the neighbor to the west. The plot has a perfect southern exposure.

If you are working on Katja's version, then I would make the hallway in front of the stairs on the ground floor rectangular, so I would forgo one square meter in the utility room. This is better both in terms of overall appearance and stair usage.
