Building a loft studio for a study that, despite the giant house, is neither located on the ground floor nor the upper floor, reminds me a bit of the sewing room from another thread (regarding a significantly smaller house, where the facades also sat at the table with a louder voice than they deserved in my opinion) and I don’t want to embellish it with a serious comment.

Since there are no Schrödinger ducks, one probably needs two bathtubs – one for Mr. MüLü and one for Mr. Dr. Klö

For small children, I could still understand having a separate bathtub. But for teenagers? Showering in the bathtub is not very comfortable; it reminds me more of apartment living, for which I prefer a large walk-in shower. I rarely took baths, and when I felt like it, I went to the parents' bathroom for that. But every [Jeck] is different. I still don't understand why one needs 5 different seating areas in a house (2 dining, 2 living rooms, 1 bedroom)?

There is also a shower in the children's bathroom. So two full bathrooms on the upper floor.

First of all, about the repeatedly mentioned 5 seats.

1. Seat in the kitchen for quick meals, as well as for the residents.
2. Seat in the dining area primarily for guests and essentially mainly for eating.
3. Seat in the living room for cozy gatherings.
4. Seat in the living room for watching TV.
5. Seat in the sleeping area is not fixed, but would be nice, as we now often watch TV in the bedroom.

The dormers in the picture will not be realized that way, it was just an idea.

A few data about our current house:

Basement: 50 sqm, of which 10 sqm is technical room and 10 sqm storage room, the rest currently unused 30 sqm free

Ground floor:
Kitchen: 11 sqm with a G-shaped kitchen, currently no need to walk at all, you just have to turn in the middle. Seating at the extended countertop but unfortunately only for three, semi-open to the living room

Living/Dining: 33 sqm sofa and dining table
Hallway: 8 sqm
Guest WC: 2 sqm

Upper floor:
Children’s room: 15 sqm
Children’s room: 15 sqm
Office: 8.5 sqm
Bathroom: 7.5 sqm with bathtub and shower

Attic:
Bedroom: 35 sqm with dormer, almost no slant
Master bathroom: 17 sqm

House orientation SOUTH, sun from morning until sunset, all shutters on the south closed during the day

House entrance on the side.
Garage 3m x 6m

Now back to the planned house:
We cannot change the orientation of the house.
Corner plot with street on the south and west.
Only 3 m distance from the building boundary to the west and east.

Plot 20 m wide and 30 - 32 m deep
The building boundary has a width west-east of 14 m, a depth south-north of 12 m.

However, I do not see 3 balconies in my design.

If the balcony in the master area is to be removed because it is useless, what should we do with the space? As you have noticed, the other rooms are large enough. The 15 sqm children’s rooms are also completely sufficient.

One children’s room is from north to east, the other from east to south. The bedroom is deliberately in the north.

Of course, we will hire a professional. But we don’t want the architect to draw 10 designs at the beginning of our planning. Therefore, the rough direction should be known.

Do you have any other comments on the design, besides that it is too big?
If the money isn’t enough, we can always downsize.
