City villa floor plan 160 sqm, without basement - Your opinions on that?

The necessity of a garage in the utility room does not make sense to me if there is a canopy and the path from the garage to the front door is basically not longer. Maybe you can explain a few reasons for that.

The entrance to the utility room takes up space. The desire probably comes from the fact that without a car, you go to the bakery at most on Sundays.

How about moving the garage back a bit and planning the entrance where the building services are currently planned, and shifting the building services towards the entrance. This also has the advantage that one less door has to be opened when carrying groceries.

First of all, many thanks for the floor plan draft. It’s quite a different approach, I’ll have to take a closer look at it.

Putting the entrance around the corner is actually something to consider. I might only see a different problem there. On the right side of the house, there are hardly any windows on the ground floor because the garage is attached. If I have a room that gets little light, it is definitely the utility room for me. I therefore don’t want to place it facing the garden and instead put a "more important" room on the dark side. So if the house entrance is around the corner on the right, the utility room would have to move somewhat upward. However, that means 1000 Euro additional cost for us right away because the water connection must then be routed through a shaft. We actually want to avoid that.

But I could consider a compromise, opening a possible pantry to the utility room, removing the door in the hallway, and then having access to the utility room only from the garage and kitchen.

But would my wife be willing to always go through the kitchen with the laundry to get to the utility room?

We both don’t want to eliminate the door between the garage and the house.

I need to think this through, and if my wife is out later, maybe I’ll manage to make a quick sketch incorporating your ideas.

Oh, I just remembered that the topic of connecting the pantry and utility room is no longer relevant anyway if we place the kitchen back in the south.

Just use the room that YPG has designated as the attic as a laundry room. The laundry accumulates upstairs.

But even if not: we seem to have this discussion here every two weeks. My opinion: you have to be able to afford this second exit. The door also costs quite a bit, moreover, the door takes up space and takes away much of the actual purpose of the utility room or technical room. The not last, but memorable discussion for me was the one by Maybe he can tell you the reasons why this direct passage is now no longer an option for him? Also, the utility room might possibly be more useful in the east at your place, without overbuilding the lines? And the question is justified whether you might switch to a carport after building the house, if only because of the costs. I would rather focus on the floor plan itself, which is supposed to be cost-effective without frills, but also functional, than plan around a mental corset that leads to too many compromises.

The guest room in the NW is also not badly placed.
