City villa floor plan 160 sqm, without basement - Your opinions on that?

We have already discussed this topic here before. Construction companies simply have different approaches. We have also gone through several companies during our search. Either you say what you want, plan a floor plan together, then the shell is laid around it, the area is checked, and a price is calculated. Or our approach: We say what our budget is, then it is decided how much area you get from it, and how you divide it is up to you. The latter approach is not only used by our company but also by other companies. Of course, we hope there are no unpleasant surprises, everyone probably hopes for that. And most people are building for the first and only time, so you cannot go into it with experience. There are sample floor plans from the construction company, but it was clear from the start that we would take something of our own because we did not like these examples or they were not feasible for us. And yes, I of course see some of your suggestions. Some of them can be difficult, and we usually adjust accordingly. But overall, I don’t see why the last draft is so utterly bad. Even among acquaintances, we were told it is basically a good design, also by people who themselves own houses. Even with the last draft, the planner from a large house building company (not ours) told us that she liked it except for a few details.

I just hope you realize that the more walls you put up and the more little rooms there are, the more expensive it gets. Floor area aside, every wall, every little brick, every light switch more than in the original concept costs money. That’s why it’s important to know the basis on which the price of the general contractor is based. I haven’t seen that so far, and therefore I have serious doubts that your budget will be sufficient.

General statements from the general contractor like "if the floor area remains the same, the price won’t change" are usually nonsense. They will definitely charge for every wall and won’t give you anything for free.

Well, I will gladly ask about this again in detail. So far, we have indeed assumed the "floor plan is free" assumption. We know that switches, sockets, doors, etc. cause additional costs. We have also had separate packages calculated here. And regarding the basis, as I said, we have not received a basis. We have already requested examples of previously built houses of this type, and they all looked different. This has reinforced our assumption that every floor plan can be individually planned.

Free, as long as it does not mean more material and labor, I suppose. At least that was the case for us. We had exactly the same statement and the general contractor did indeed calculate everything fairly. But one more wall was simply one more wall. Period.

So you have already received a price offer with a calculation? There must be something more detailed in there than just 160m²? Is there a plan for it? Is this your first draft here from the thread? Have you already signed anything?

Yes exactly, we already have the offer including all selected features and additional packages, the construction contract, etc. all fully signed.
At the beginning of the price calculation it says:
House type xxx according to construction service description from xxx, without existing drawings
External dimensions 9.50*10.50
Floor area 99.75 m²
Living area approx. 160 m²

The first draft here from the thread was also self-made, nothing from the construction company. Plus one from the internet was also included.

Is that all? Apparently the GCs are so busy, they don’t even make draft plans for the contract anymore - too time-consuming. Ok, that would be great if it works out that way.

I know.
