City villa floor plan 160 sqm, without basement - Your opinions on that?

I had already included the sample stairs for you:


Floor height = 280 cm - room height then approx. 254 cm

If you want about 16 cm more room height, there will be one more step. The stairs indicate tread and riser dimensions. And a landing also means a landing.

Podium and high rooms. You only planned for 160m² and 240 grand. The whole thing becomes a pipe dream if you include such wishes. I wouldn’t know off the top of my head what you would have to cut for that. Probably first the guest room on the ground floor, so there is enough space for the stairs. Maybe it’s good for you to now clearly realize that something like this needs space and has to be paid for. If you want it, fine. But something else has to give with that budget. Or you pull another 100 grand out of your pocket somewhere and add 20m².

Thanks, I had already looked into that. I just thought the term "space-saving staircase" referred to a special type of staircase.

Friends also had a half-turned staircase with a landing, 1 guest room, and a bathroom with shower on the ground floor, all within 155 sqm. So it is possible. And it’s not cramped either.
Unfortunately, we cannot use the floor plan like that.

We’ll sit down again this evening. Maybe something decent will come out of it.

No, they probably didn’t.

I just tried to draw something yesterday, but I always get too caught up in the details and measurements.

My girlfriend drew a little, but only a basic draft of the ground floor came out of it.
After a brief look, we noticed that it actually came very close to the design that had already posted in post . Only this time rotated so that the front door is at the bottom and the garage is to the right. (we decided that we want to keep the orientations like this)

This only leads to the following problems again: We can’t manage to swap the utility room and the guest room so that both have a reasonable size (utility room somewhat smaller, guest room somewhat larger) and ideally there is still a wardrobe. Also, the stairs will most likely have to be longer again due to the room height.

In addition, we then took a look at the upper floor, wanted to adjust it a bit but simply can’t get a window into the hallway without a huge waste of space.

So ultimately the ground floor draft from is already pretty good, only rotated clockwise for us. But the same problem with guest room, utility room, and probably the length of the stairs applies here as well.

Never ending story
