Nice design by Kerstin. I wonder if the OP appreciates it? However, I would rotate the staircase - or what is supposed to be underneath it in the entrance area? OT: Which program are you using again? I need a new one...

Underneath, in the hallway area, a wardrobe cabinet should still be placed. Otherwise, the cloakroom would be too small for me. If you look closely at the ground floor layout, you can still see the two handle knobs from the cabinet .

VA Architecture .. 10 years old, back then from EU-Software, has now been acquired.
My furniture in the program is also not that modern .

I don’t understand why the upper floor (next to the stairs) needs to have a width of over 1.4 meters: It would be nicer if the wall were straight. And 1 meter width is more than enough. You really don’t need such a "hall" on the upper floor.
In general, it will always be a challenge to sensibly integrate a straight staircase into an overall floor plan. I don’t think the floor plan is bad, but it is still improvable.

had spoken again yesterday. upstairs it would probably be more like in the attachment. just quickly sketched it out and indicated the changed measurements.

phew, thanks a lot for the work. that is really a completely different approach again. but not wrong either. I have to discuss it tonight. but I fear the lady doesn’t want the terrace facing the neighbors like that. also, won’t the sun only reach the terrace very late then and the kitchen be almost dark back there all day??

by the way, our last draft was also just the 9.50*10.50


I don’t know what that’s supposed to mean. I really appreciate help if it’s constructive, even more so. I just want to gather experiences and tips and not have 100% of other people’s opinions forced on me and then not be allowed to change anything anymore.
I also thought your draft was great, only we have a different opinion on the cardinal direction and would have used it rotated if anything.


I had thought about that too. just thought 1 m would be too narrow. although because of the stairwell opening it probably wouldn’t feel so narrow.
only you definitely wouldn’t be able to put anything there anymore. dresser or something.

Of course. Unfortunately, I always find your drafts and changes rather a deterioration.

When I see the many little rooms and then think again about the 240 grand maximum... What exactly did the general contractor promise you? That the price won’t change with the same floor area? Then I hope for you that he keeps his word. Where is actually the general contractor’s draft? I would be very interested to know what the 230 for the GC’s price estimate are based on. I fear there will be an unpleasant awakening and office, dressing room, or even pantry will soon have to be completely sacrificed.
