City villa floor plan 160 sqm, without basement - Your opinions on that?

... then it would be sensible to always link a floor plan drawing with the property location. It’s no fun to have to piece everything together again for every view of a floor plan.

By the way, this completely ruins Kaho’s floor plan approach. Kaho had taken sun, air, and light into account for daily life; you only grant it to your guest. In winter, the sun is only visible in your living area starting in the afternoon.

For stairs .. do you know these basic dimensions for well-walkable stairs?

Almost an insult considering the result. No, seriously, you have to start over if you want to rotate everything and then relocate the entrance. The entrance probably must not be on the left side next to the garage? Or where exactly does it have to be centered?

Yes, unfortunately, that's how our different approaches are. I always prefer to draw on the computer right away to have all the measurements, etc.
My girlfriend works more with pencil.

We found another variant yesterday that we wanted to adjust again. I probably won't manage it tonight, but hopefully tomorrow.

When we wrote about it in May, my post with property reference was only a few days old. That looks different now. But at least I had included the north arrow for that.

But why do I only allow light to the guest?
Actually, it should be planned so that from 11 am the sun comes around and then the rooms guest, kitchen, dining/living area are illuminated by the sun until the evening.

I had basically looked at the stair dimensions, but I had oriented myself to 's design and wanted to adopt that staircase.

So far, the plan is that the driveway is supposed to be 7 meters long, and the garage then 9 meters.
Depending on whether we build the house 3 or 4 meters from the front property line, you have 3 or 4 meters of house wall on the side. Since we will probably have a step and a hipped canopy in front of the entrance, there is on the one hand the appearance, which might be disturbed by a side entrance, and on the other hand the roof and step will be on the driveway from the garage.

I made a sketch (not to scale) to show how the sun is positioned on the property/house. The sun position in the picture is 12 o'clock.
Black: property
Blue: garage
Red: house
Violet: terrace (possibly)

You probably mean you would like a platform in front of the entrance? Such a step would surely have enough space otherwise.

The summer sun position .. compare it with autumn/winter. And, compare it with Kaho's plan, where there is already sun in the kitchen in the morning. If it is to be a single garage, then it would even be quite appropriate to plan about 120 cm passage between the garage and the house. Then the back part of the garage can be better used for bicycles, etc., because you do not have to pass by the car in the garage with them.

Exactly, I meant a platform. Although the canopy (included in the house price) also takes up some space. Therefore, I see it as unfavorably placed on the garage side.

Yes wow, you are right . My god, there is so much to think about. The position of the sun is of course completely different at other times of the year. If I look again at the design by , the orientation isn’t actually wrong. Only the entrance would have to be placed somehow at the front between the kitchen and utility room. I would say it doesn’t fit in the middle and just slightly offset... that looks strange then.

I have to discuss this again with my wife tonight. So far, after several back and forths, we had fixed this layout because of the expected light incidence. But having breakfast in the kitchen with the sun at 9 am in April is of course not bad either.
