City villa floor plan 160 sqm, without basement - Your opinions on that?

Ok, focusing on the essentials is right. That’s what we should concentrate on again.

I also say the same thing about the guest now. The guest is not the king of the house and won’t be sitting in the room all day anyway. I will probably also use this room for gaming (either immediately or only when the upper rooms are filled with children), but even for gaming I don’t need to have the chocolate side of the house all day. The problem so far was just that we couldn’t properly place the guest room without blocking the access. But I’m just realizing that I didn’t even have this design here.

Regarding the garden, we think it does make a difference. When you add up: 0.75 green strip + 6.50 garage + 10.50 house + 5 meter terrace. That leaves less than 200 sqm (continuous) garden area. In which a garden house still has to fit, a hedge has to be planted, and 3 trees have to be planted. That’s why the thought came up: 1.50 more or less does make a difference.

The garage is indeed exempt from approval. We definitely won’t reach the 15 meters. There’s about 3 meters space at the back. Also, the construction within a BB up to 150 sqm is approved. This will then be submitted along with the building application.

We are reflecting again, have also consulted the architect again with a preliminary draft that he should revise, and hope that we will soon get through this topic.

Of course, we are not professionals. But 160 sqm initially sounds like so much that it’s hard to accept how quickly it is used up and that you can’t fulfill everything with it.

Could you please mark all this with dimensions? As far as I remember, there were no measurements of the plot – so it is currently hard to follow.

had that at the entrance once, made a quick sketch again. at the bottom of the house we still don't know if it's 3 or 4 meters. but the width is clearly sketched out so far

0.75 m distance of the garage to the right neighboring property will probably not be allowed. Either boundary construction or 3 m distance.

Or does someone else know?

Everything that falls below the distance measurements is considered boundary construction. So stay within the given measurements.
