City villa floor plan 160 sqm, without basement - Your opinions on that?

Maybe someone can say something about the question regarding water connections? Unfortunately, I don't even know if my upstairs planning makes any sense or is doable if I don't know how the pipe routing looks.



Haha, yes, there seems to be a dogma about that. But even if the entrance were located more to the side, that doesn't change the dimensions of the house.

"Walk-through rooms" are only such for two reasons. On the one hand, we want the dressing room to be accessible from the bedroom, and on the other hand, not every room deserves its own entrance if the hallway doesn't allow it. I actually always wanted the bedroom to be fairly small because you don't spend much time there otherwise, and in my opinion, it would be wasted space to make it that large. But yes, 50 cm is indeed tight. You still don't hit your head because we have two full floors.

The drawing was done in pencil. I just like to check afterwards to what extent it is even feasible. 2.11 is ambitious, that's true. But where do you see the washbasins on a 1.10 m wall? That's 1.40 m.

Why space wasters regarding the stairs? Underneath is the pantry, which is not a proper room but just a possibility to store things space-savingly. And I ultimately only adopted the type of staircase from Katja because it is by far the better alternative than a straight staircase.

The wardrobe is the niche between the WC and the utility room. Then you can also fit wardrobes to the right and left of the entrance door. For everything else, we would use space in the utility room since we pass through there frequently anyway.



I constantly check the sun position chart against it, and the TV's position gets the least and shortest sun. If I had the living room on the long side, the TV would have sun from at least 10 a.m. to 4 p.m.

Why is the opening in the side-by-side fridge unfavorable? Door under the stairs, see above. Of course, it's warm by the fireplace, but with the normal table size, you have more distance, and we will choose a small fireplace that emits less heat.

The sofa can be extended. I entered my sofa’s dimensions as a test, and there is still space. It can definitely be a bit tighter; hardly anyone sleeps there that often.

Windows, as I said, are not yet properly planned. But the one by the bathtub should definitely be like that, I think.

Regarding the seating corridor: first, it is the only natural light in the hallway, and that is very important to us, and second, we currently have such a window spot, which is used almost daily.

Yes, I know everyone prefers Katja’s design. But we simply don’t want it that way or see it as suitable for us. Therefore, I still take the basic version as a starting point because we really like the center of the floor plan.

We simply looked for a home-building company that we are still convinced of, even if the architect route unfortunately hasn't worked out so far for various reasons. And we are saving our reserve finances for things that are still to come. So there is no room to bring in an additional architect, but we won't be the first ones to see or handle it that way.

So yes, I knew that the upstairs would attract many comments, but personally, I don't find the ground floor that bad. Honestly, I don’t quite understand that.

Well planned, every room gets what it deserves. Poorly planned, you get walk-through rooms, TV niches, and a cabin feeling in the bedroom. As said... take a catalog floor plan - often they at least work.

Yes, on the walls. You also sometimes sit on the edge when you stand up. In 10 years it will be even worse. There’s no passing by the bed. Just try a 50 cm corridor with a wall on one side, you’ll scrape your shoulder along the wall.

2.11 minus 90... ok, your measurement is not correctly taken. Still, 2 meters (after deducting plaster and tiles) minus 70 is only 1.30... that’s a pain with the wall at shoulder height. Especially if you have to look after the kids while washing them. The area in front of the tub is purely for traffic flow, not a place to stay.



Katja positioned them somewhere completely different. The crux lies in the details.



That is not even enough for 2 people in the hallway. Count all your shoes and jackets... where do you want to hang the children’s wardrobe? You usually have more than just 2 jackets and shoes in use each. In the utility room you can hang your garden jackets etc., dry boots, but not your wife’s handbags... the capacity of the utility room is used up with other things.

... so that your wife shadows herself when putting on makeup?



Yours is not suitable at all. This idea is totally off and doesn’t work. You can excuse it as much as you want.

because of the garage access (we simply don’t want to move the garage 1.50 meters away again for space reasons and it is now also difficult to implement from a planning perspective) and because we personally don’t like the orientation like this.

When I overlay the sun path on your floor plan, we simply prefer the sunlight exposure the other way around.

We have another approach and will try again. The night is still young =|



Ok, I actually didn’t consider that you also get older in the house. Now the 50cm don’t bother me. But in 10-20 years... who knows. Thanks for the hint.

Yes, sorry, the 90cm in the bathroom are out of place. But it’s also tight, my girlfriend just said so too. Freestanding 1.30m is okay, but against the wall...
By now I have already deleted the upper floor completely.

I don’t know what’s wrong with the stairs but I left the structure of the stairs and the area around them as Katja set it.

Window by the bathtub... as I said, it should stay like that, but that doesn’t mean it will be the only one.

Anyway... first a fresh start

normal process of the DIY planner... one creates something, is convinced of it, defends it, slowly understands the criticism (in the forum certainly deliberately harshly worded to speed things up a bit) and starts anew.
