City villa floor plan 160 sqm, without basement - Your opinions on that?

Could this be an effect of the centrality dogma for the entrance? The bedroom is uncomfortably narrow in width, and I would make the dressing room accessible from the hallway – as it is, it's inconvenient and practically maximally invasive for the person still sleeping.

New building with two walk-through rooms - without necessity - I don't find it so great. Especially the cubicle behind the bathroom... who is supposed to iron there - nobody does that. 50 cm for maneuvering next to the bed? In an old building, okay, but why without necessity? Honestly, I would leave out the niche on the upper floor, reduce the dressing room, and extend the hallway upwards according to the picture. The entire floor plan is quite a mess... the longer I look, the more mess there is.

Maybe you should have drawn with a pencil after all. Under the stairs, that is not a door at head height. I don't see a wardrobe for 4 people. I only see Jette. Upstairs I find the 2.11 from the bathroom very tight, with tiles then 2 meters... 2 sinks on a 1.10 wall with a wall on one side basically saves the second sink, it will be too tight for one person. Bedroom with 3 meters width, you’ll hit your head when getting up or brush along the wall, the enclosed dressing room is very bad... You picked a huge space waster in the stairs. On the upper floor, there is hardly any chance of a reasonable room at the top of the plan, as downstairs, with these house dimensions.

And on top of everything, you contradict yourself and let the most beautiful western sun shine on the TV.

Kitchen .. the SbS with an unfavorable opening direction, dwarf door under the stairs.

Wood stove very close to the dining table, the seats on the right side of the plan will be swept clean when the stove is on.

The sofa in the office can hardly be pulled out into a guest bed that way.

Bathroom upstairs ... window above the bathtub, making it hard to clean, but the washbasin area has no daylight.

The dressing room and the master bedroom are a complete disaster.
The 160 cm wide seating corridor upstairs is a waste of space. Who would voluntarily sit there?

Sorry, designing floor plans is really not that easy. I just looked through it again and still find Kaho’s approach in post 33 the best by far. Garage about 150 cm away from the house, and that fits.

I'm really sorry. You have certainly invested a lot of time and passion. But this is nothing. I have the impression that you’re not really making progress. Maybe after all the attempts, you should try working with a professional and look for an architect?

Just take the standard off the shelf... the orientation seems to fit anyway. GÜs prefer that anyway. Just because you're an individualist, you don't take the brush to a Kandinsky and paint two more triangles on it.
