You are right. I had completely overlooked the tight budget.

Park 152 from Danwood slightly remodeled might also work: Base price 186K euros – dressed up it might just be enough with the 240?

Hello everyone,
I am finally back again.
First of all, thanks again for the drafts and ideas you have made here.
We have now also waited/hoped for the architect’s draft. This finally came after an extremely long delay (over 2 months) and absolutely does not correspond to what we had indicated.
Therefore, we are now actively starting again to design something ourselves.

So we used this Sunday to try to put something together again. Basically, we found the suggestions from and great, so we tried to gradually follow along there. Unfortunately, we had to realize again that experience is lacking in some things. For example, how to plan the storage space or under the stairs, how big it generally needs to be, etc. Currently, it is planned with a width of 95 cm and the length is chosen to be presumably sufficient for a 3 meter room height.

I would like to present the draft that has now been created and hear your opinion on it.

Brief explanations:

- The front door should be centered after all, since we are getting a hip roof porch and having it directly on the side certainly wouldn’t look good.

- The guest room is not large but should be sufficient for a fold-out sofa, a desk, and a dresser.

- Behind the door, 2-3 jackets can be hung up and everyday shoes can be placed.

- In front of the guest WC, a cabinet can be built into the niche where more jackets, vacuum cleaner, and small items can be stored.

- The staircase should be a quarter-turn one, like the one Kaho674 used. It will be closed off on the corridor side and accessible from the kitchen side as a pantry.

- This 125 cm corner behind the stairs was intended as a small reading nook with a view of the fireplace. Which leads to the next problem:

- Where do we put the fireplace?

Sorry for the many confusing measurements, I hope you can follow along. I placed the dining table/chairs like that to make sure there is still enough room to stand up and leave the table comfortably without having to squeeze past someone. Hence the 50 cm space in between.

Since we thought YPG’s idea to set up the laundry room upstairs was great, we assumed the size of the utility room should be sufficient to accommodate the technology and a few shelves, or are we mistaken?

As mentioned above, we do not know where to put the fireplace. It should actually be a panoramic fireplace so that it can be viewed from several sides. But where? Putting it on the 292 cm wall is rather difficult because that wall is more likely to be for the TV and other multimedia. On the other side, it is also tricky because the dimensions and heat could cause problems with the dining area, the refrigerator, and the food. Also, we do not know exactly how problematic it is if the chimney runs through the middle of the house.

I also quickly tried to move the stairs to the other side, but that is not easy either.
I would be happy if you could help me further.

That doesn’t surprise me, given how the window flat rate mentioned in the initial post sounds more like a general contractor's lackey than a self-pay architect.


Oh nonsense. Let yourselves be surprised how well something “organically placed” looks.


In social dream-house building, I would set the priorities elsewhere.

... whatever floor plan you set there.

Stairs .. 3 m room height plus mezzanine floor is supposed to be bridged .. or is 3m floor height meant?
In any case, the stair models look inappropriate.

And ... you can't plan without an upper floor.

Why isn’t one of the floor plans from from a solid basis?

I interpret the beginning of your response as: "The floor plan is crap," or was it meant differently?

By the way, 3 meters refers to the shell construction height.

Believe it or not, the floor plan from was taken as a basis. However, a few things had to be rearranged.
- The entrance should be centered for aesthetic reasons, and the footprint should ideally be taller than wide (more garden).

This meant I had to rotate the floor plan once clockwise. As a result, the guest room and utility room had to be swapped again so the guest wouldn’t sit in the dark.

Well, now the whole floor plan looks different again

The reason for planning without an upper floor is that my girlfriend held me back yesterday after I spent hours trying to put something together again.
But one floor has to stand first before the rest can be built.

Then please gladly a pencil sketch of both floors as a digital drawing from one surface.
