City villa floor plan 160 sqm, without basement - Your opinions on that?

If that is the case, then we have to fundamentally change the long-standing discussion topic "arrangement of entrance, vestibule, and cloakroom": the much-cited muddy zone has so far always been associated with the main entrance.

I tried to sketch something today but just couldn't get anything decent on paper.

We just talked again together about the floor plan of ypg.
Together with Haydee's idea to use the room upstairs as a laundry room, we don't think the floor plan is that bad.
The wall from the living room to the dining room can certainly go if everyone confirms that the odor nuisance isn’t as bad as we imagine. I’ve attached a picture showing how we find the layout quite nice. And the fireplace would be implemented there as well.

What we don’t like is that the only source of light downstairs comes through the front door and possibly a side window, and upstairs in the hallway there is no light at all.

Now one could move the staircase all the way to the right to realize a window in the stairwell again, but then there would again be a lot of free space in front of the stairs and the rooms around would be so fragmented.
A solution would probably be needed for that.

The topic of the door between the garage and the utility room is being discussed.

If there is a reasonable floor plan idea, we might also move the door further near to the right. But probably not around the corner.

Wow, Yvonne crafting – that's becoming quite a rarity by now.
Then I'll throw one in as well.
The goal was
- to bring the sun into the kitchen/dining area
- a realistic staircase (contrary to the initial design – I find that very questionable) (staircase has no landing – program error)
- a guest room where guests can actually sleep – if necessary, even a later bedroom
- an additional utility room upstairs
- not dramatically exceeding the footprint (101.99 m² vs. 99.xx m²)

Mega garage wishes and the entrance side were sacrificed.

Alternative upper floor to #33:

with a small laundry room (washing machine + dryer), instead a luxury dressing room, huge bathroom and beautiful children's rooms with 15m². Natural light in the hallway must come through transom windows in the doors.

On the ground floor, one wall in front of the stairs in the entrance area was removed for a larger sense of space.

Hello? They are even considering not placing the connecting room at the back because it costs a thousand more – and you come up with a third bathroom ... laugh Try to stick to the affordable general contractor standard.
