Which prefabricated house provider - prices, experiences?

Hello,

we have unexpectedly got the opportunity to buy a plot of land. Since it comes from family, the price would be a real bargain for us, we would have to pay about 200 euros / sqm (Bavarian - Baden-Württemberg border area). Unfortunately, the plot is not one hundred percent ideally shaped; it is 13m wide and 23m long, so about 300 sqm in size.

Over the weekend we visited a large model home park and checked out the various providers. The impressions of Baufritz, Weberhaus, Schwabenhaus and Gussek Haus were particularly positive.

I therefore wanted to ask about your experiences with exactly these providers - maybe also regarding the costs? Our budget is about 450,000 euros, minus the land this leaves 390,000 for the house and additional building costs (the plot is developed). Our idea of the house is about 130sqm - 140 sqm living space, in addition we would build the house about 7m x 12m in size. We can do the exterior work ourselves, a garage is not planned initially. Also no basement.

I would be very happy about suggestions!

PS: No, we do not want to buy and renovate an existing building. For one, there are hardly any here, secondly it is outrageously expensive if there ever is one (just recently: semi-detached house, built in 1969, no (!) renovation measures since construction except the windows, which were renewed in 2012, mold in all rooms, 400 sqm plot, no (!) urban area but in a village, sold in a bidding process for 380,000 euros).

What does the development plan say? 300m2 is already extremely small for a single-family house.

There is none, it is within the inner area. Around it are only single-family houses.

Prefabricated house builders are inflexible and expensive. Ok, that might be a bit exaggerated but be sure to find a local provider (GU or architect) you trust. For such special dimensions, you need someone who can build everything and not just standard measurements.
