Floor plan city villa approx. 140 sqm - tips, suggestions?

I personally find "wordless" floor plans somewhat tedious to follow. The canopy seems overly exaggerated, comparable to a Formula 1 rear wing on a three-cylinder compact car. And as is often the case, I am quite sure: less facade symmetry would add more flair. Where / what exactly does the GU floor plan proposal leave to be desired? - The gallery does the rest, consistently restyling the somewhat small city villa into the Anstatt-Villa.

What does the property look like? Please draw the cardinal directions on the floor plans.

I consider a ceiling height of 2.75m to be exaggerated for 140m². It is a rather small house. Raising the ceiling disproportionately doesn’t make it bigger. On the contrary – the staircase immediately requires much more space if it has to cover more height. A good size in my opinion would be a clear room height of 2.55m to 2.60m. Accordingly, the staircase would be about 2.90m high.

I don’t think a gallery in the entrance area is impossible. The question is more whether it deserves its name given the size of the house. What you have drawn there is not a gallery, but rather a peephole. I think it’s nonsense to accept the disadvantage of no longer being able to reach the windows on the upper floor for that. Besides, it looks lousy, if you ask me. The gallery needs space in order to have an effect. I still see possibilities on the ground floor, but it will be tight on the upper floor. With 3 bedrooms, a bathroom, and a dressing room, there is hardly anything left at 140m². If one knew more about the property, one could still puzzle a bit.

Since we don’t know anything about the plot, it might still be possible to mirror it so that the children have sun. In the dressing room, there is only a wardrobe; the other piece is a narrow sideboard so there is still space to breathe. The staircase has no landing!

... definitely better ... but , what is so difficult about adding a site plan with a north arrow?

And, take a look at your house front .. and imagine you are the child who is supposed to live there with the 2 floor-to-ceiling windows ... or you are lying in the bathtub behind the 2 floor-to-ceiling windows. What will be the consequence of these windows ... there will be solid privacy protection at the lower part, so you might as well plan windows with an appropriate sill height. Also, think about cleaning the large gallery window.

What kind of room is that supposed to be on the ground floor? Between the bathroom and the living room?

I don't find the floor plan bad, there are certainly still some small things to do, but why should everyone build a 0-8-15 floor plan from the catalog of standard houses?

Floor-to-ceiling windows allow small children to look outside, so that's great. In the bathroom, you can also look out from the bathtub that way.
