In the last example, the house is 105m². Garage + driveway are roughly 80m². If the half rule still applies, that would be 40. Together that would be 145m² built-up area. So far, no one has been able to credibly justify this. It would be helpful if the original poster simply asked the building authority.

I rather fear it looks like this:

House 105 Garage 38 Paths 42 / 2 = 21 would be 164 = 8.25m² too much.

With some adjustments I can manage: House 102.5 Garage 37.2 Paths 37.25

That would give 158.3 according to the above calculation. That's only 2.6m² too much. I could squeeze that out somewhere if necessary. But only if the calculation example actually worked out that way.

Ha, but we don’t have a terrace yet. No use. First, we need more information from the building authority.

In the green forum it says:
Floor area ratio 2 = Floor area ratio 1 + 50% (<0.8)
= 0.35 + (0.35*0.5) = 0.525

Accordingly 155.75 for house + terrace.
77.8 left for paths. That would then of course be relaxed.

You have correctly noticed, I asked for your opinion here because my husband and I cannot agree. It is very difficult to realize our ideas on this property and with the given restrictions. He definitely wants to have the double garage and the landing staircase. I really need a 3m closet in the hallway. Our three boys go to forest kindergarten, each has 2 sets of backpacks and two of the mud clothes. In addition, there are various shoes and jackets. I do not have a bag addiction. I own 6 bags (including a diaper bag). A 60cm closet for each person does not suggest a clothing addiction... We would like to have the kitchen in the west, since the outdoor kitchen will be in the western garden, so I don’t have to go through the entire living room to get there. There is also the restriction of 160sqm for living space or 175 including the basement replacement room. The idea of an integrated garage is actually quite good. That way we have the living and sleeping rooms on two floors (160sqm) and in the attic the technology, washing machine, drying, and an additional room. The entire attic does not count as living space. We would have about 220 sqm that way. Conversely, we have to distribute the 5 bedrooms, heating, utility room over three floors. And must stay within 175 sqm.

The picture shows the ground floor by the architect. On the upper floor would be the parents' area and utility room including heating. In the attic, two more children's rooms and a children's bathroom.
