Because it is cramped, in fact they are not the QM as stated. The miniature anteroom takes away more than 1 m² again. And then you still want to store things in there. Then it becomes a junk room but not a workplace, I give you my word for that. It is possible, but for that first the garage must be next to the house and the utility room must be in that position. Significantly larger than the cooktop. 100x70 won’t work. At least 1 meter deep and the width should be at least 1.5 meters.

Honestly, I would destroy the draft and start over. Or ask someone who knows about it.

Critical from my point of view:
- The central staircase just like that. It will not work in that size. Take a look at the rise. A half-turn or with a landing and then not in the middle of the house is probably more appropriate here.
- The study and the utility room and the second shower and the walk-in closet ... all of that requires space in total!

A basement or an attic for building services could help. That would then mean different costs and/or a different house.

Hello,

Massivhaus Mittelrhein also has a similar floor plan (Villa xl 2.0 Variante 3). Maybe you can take a look at the measurements there to see how it fits.

I cannot understand that centered straight stairs are a problem. There are so many floor plans with the same living area and the same stair position.

According to the distances, the island can still be larger, that should work.

For the Villa XL variant 3, I would guess external dimensions of 11 m x 11 m. I haven't found a measured floor plan, only a living area of 170 m².

No, there aren't. Not with exterior lengths under 10 meters, if not even 11. 60 sqm including storage might work for two people now, but not for four. Also, the area under the stairs cannot be fully utilized.

We are two, also have a storage room behind the garage that is full of garden stuff, then a utility room with technology and stuff like a second fridge, pots and pans, beverage crates, and waste paper, a 3-meter closet in the office for files and seasonal wardrobe. Upstairs, however, washing machine and dryer in a separate utility room and another storage room for decoration, paint, tools... And I am _not_ a hoarder!!! The wardrobe is in the room under the stairs.

Build as you like, and think later about our objections.

In addition, I would like to point out again that you are not properly using the plot with this city villa shape. In principle, everything is designed based on wishful thinking, but not suitable: house footprint as well as the internal layout of the house.
