Even worse: the house is built like that, you settle in and just make do. The better house... nobody will ever miss.

I am so glad that we threw overboard our own floor plan ideas in favor of a proven model house floor plan. Slightly extended to get a few more square meters in the children's rooms and the living room, and that's it.

That said, regarding my help, I quite understand if it doesn’t reach everyone. All my hints are given verbally; I am simply not a diligent draftsman.

I also understand that the picnic planner considers his design to be — as our Federal Angie would call it — "without alternative." As long as one lacks the courage to arrange things differently, that is indeed true, because as long as that is the case, the cat is chasing its tail in the building window.

Pushing walls and squeezing areas won’t bring a cure here; a rearrangement is necessary.

But that’s not possible if someone thinks they have swallowed all wisdom with the set square.

I would also be interested in opinion from time to time. Building the garage into the house is – as you may have already noticed – a waste. First of all, you have too little floor area ratio space for it and secondly, it is an extremely expensive space.

It is a small plot. Nevertheless, I would place the buildings in the usual way so that you can park normally and also leave the car standing in front of the garage sometimes.

If the second site coverage ratio for yards and co. is not sufficient, gravel or crushed stone is used. It is counted as zero. Furthermore, there is also the rerouting around the house. And that is what the site coverage ratio is good for: so that not everyone paves over their property just for their fleet of vehicles.

A nice courtyard is worth a lot. I would probably swap the living room and kitchen here.

That was the case in the first drafts. But the OP wants a closed kitchen. That might be tricky. Besides, the connection to the terrace is more direct.
The floor plan itself is probably not that crucial. Any draftsman can do that. First, the placement has to be solved. And here I would insist on the standard despite the small plot. Also simply because then the garage could be a standard prefabricated garage in case of financial difficulties.
