Plan location of house & garage within building window *Pre-planning*

I didn't want to say it until I had read it, but the thing about the alcoholics would certainly not be far off.

What would be your preference regarding the following points?

    [*]Main entrance on the direct west side (thus the street side)?
    [*]Kitchen on the east or west side?
    [*]Staircase on the north or east side (to the north it wouldn't be disturbing), on the east side when using the stairs there would be a great view)?
    [*]Bedroom on the upper floor oriented rather east or south, right?

We already have more current sketches and doodles at home, I will try to create a final version from them and post it here.

One could rack their brain 24/7

I can write down what I thought about during our house planning. Whether that also applies to you / matches your taste / reflects your lifestyle, you have to decide for yourselves.

I wanted the entrance directly on the street. I just don't like it when someone has to come alongside the house to find the front door. Besides, that also enlarges your—I'll call it—private area on your property.

That depends on your overall planning. For us, the kitchen is on the south side. Our living room is completely oriented to the west (at the back, only meadows). We are definitely home more in the afternoons/evenings than in the mornings. We often enjoy just sitting in the sun for another half hour in the evening, whether outside on the terrace or inside behind the large windows.

I will answer that with a counter question: How long will you probably stand on the stairs every day later and enjoy the view? And how long will you stand/sit in the living room and/or kitchen and enjoy the view?

Our children's rooms are in the south (one west-facing, one east-facing). Our bathroom is in the northeast and our bedroom in the northwest (I like the morning sun rays in the bathroom; there they are more important to me than in the bedroom)—but depending on taste, it's also possible the other way around.

Yes, the effect is great! Basically, I would advise everyone to plan everything else, and the staircase will work itself out. Basically, I would also advise everyone not to cling too much to the initial infatuation, because it can happen that you only plan around something and no longer recognize all the nonsense you create just to have this beloved feature, which you later no longer pay attention to.





But: In this case, it actually makes sense to place the staircase or a nice view to the east. On the street side, you would have the problem that upstairs you are visible from outside in the light and only want to enter the staircase or a room behind a panoramic window without light.



You think too much in corners I quickly sketched your plot, with a top floor to the north and attached a 12 x 12 complex. From this you can wonderfully sketch the recessed entrance, the staircase in the middle on the east, then I placed the utility room in the northeast, the kitchen in the west, the dining in the south, and the living room in the southeast. Upstairs, two children's rooms result in the south; the rest will come together. If you want to plan a part protruding as an eyecatcher on the facade, you can gladly do so, it will just be more expensive.

A nice afternoon to you all

Of course, I have taken your advice to heart once again and tried to put the latest drafts on paper as well as possible, based on the existing sketches (hand sketches), as far as a layman can manage.

Variant 1:

The ground floor shows the entrance block described by between the garage and the house entrance facing north. Personally, I actually like this variant a lot, only that it would take away 2 meters to the south due to the constellation. The staircase was placed with a view to the beautiful scenery in the east (possibly also as a gallery substitute with very tall continuous windows / window front). The kitchen finds its place directly in the west, still with the pantry, which I personally would not want to do without. The dining and living area can show the southern atmosphere with large floor-to-ceiling windows.

The upper floor is basically self-explanatory, arranged in a straight line without much frill. I personally do not find a children's bathroom with a shower necessary. However, as with a pantry on the ground floor, I think opinions differ.

Variant 2:

The ground floor shows the garage directly adjoining the house. In bad weather, you can also get into the house dry via the utility/technical room. The front door was designed to the west and thus towards the street. A canopy or an overhang also provides some protection directly at the front door. The staircase was placed facing north and provides plenty of light in the stairwell with the elongated window (garage flat roof or shallow hipped roof for example 25 degrees). If you walk through the corridor into the living room, you look at a floor-to-ceiling and vertically stretched window front facing east (beautiful view). (An example below shows what I could imagine). The office and study room have an exit to the outside facing south onto the terrace. Kitchen, living and dining area are arranged as a small L shape. A gallery extends upwards between the living and dining area. The terrace is accessible from the dining room via a large sliding front (window).

The upper floor is also again basically self-explanatory. Slightly smaller in rooms than V1 because the gallery to the east with the large window front underlines the view again.
I hope we have now been able to create better drafts with these designs, which we think show the two best possible variations.

I prefer Variant 1 in terms of layout over Variant 2.
On the upper floor, I would move the children's rooms towards the bottom of the plan (south) and shift the other rooms upwards. You don't need 30m² for sleeping and dressing and not 22m² for the bathroom either.
The staircase is planned very (too) generously, but that will be adjusted in detailed planning.
Below the guest WC, one could also plan a wardrobe. Depending on how the entrance area is covered, it can be very dark there and in the hallway. Here Variant 2 has advantages.
The pantry is very narrow in both variants.

May I ask how much the whole thing is allowed to cost?

Everything a bit bigger and more expensive? Here I have roughly calculated with a really blunt pencil...
