The previous speakers have already said it indirectly.
Very directly:
The purchasing and acquisition incidental costs such as notary or broker commission cannot be itemized by the construction companies, as these are individually incurred by the builder or not at all. Someone who already owns a plot of land has no expenses here, while another one faces a high commission.
Otherwise, the lists from the construction companies are certainly a rough help but only equipped with the bare necessities.
For example, construction companies usually include earthworks including 30cm depth without removal in their offer. Nevertheless, often more earthworks will be necessary as well as individual transport of excavated soil.
The subcategory ancillary construction costs helps to create a list of incidental costs that is also clear for the bank, but still tox writes quite correctly in #23 ...

That is all clear to me. But when you read that banks generally calculate incidental construction costs as 15% of the construction costs, you wonder what is actually represented by this... Nevertheless, thank you for the answers.

Banks take little to no general account in financing, and if they do, it is usually only the ancillary acquisition costs. This has nothing to do with incidental construction costs, as the experience of the bank advisor (not the contractor!) is not sufficient for that. It is true, however, that in the end almost all construction projects end up being about 10-15% more expensive than originally planned. (BER and S21 not included) So one more notch up... You simply cannot generalize this.

Hello everyone,

After reading through the answers, I am actually even more confused.

I have received an offer from a prefabricated house provider for a semi-detached house. The house has no basement, is 1.5 stories, about 125 sqm in size, with approximately 400 sqm of land, located in NRW, and the building permit has already been approved.

If you exclude the property transfer tax and the court or notary fees, are €20,000 in additional construction costs realistic? In addition, €35,000 has been budgeted for the foundation of the house; what exactly is this for? The house will be delivered turnkey, even including wall and floor work (including materials + labor).

The provider said that both amounts have already been estimated very generously. Is that correct?

So earthworks are out? Yes? Painting and wallpapering too, yes? What about the terrace, lawn, and driveway? If that's your part, estimate conservatively 10. Gas, water, sh... electricity connections? Here 7000,- Built-in kitchen. At least 5. Landline phone 800,-. Satellite dish 500,- what about construction power and construction water? Celebrations, tips? 1000,- Outdoor lamps, doorbell, garden shed? Carport? Calculate yourself. Karsten

Hello Karsten,

aren't the connections and construction electricity and construction water part of the ancillary construction costs?
I would have placed the earthworks under the item "house foundation."
I also understand that the garden landscaping is not included in the price. But the garden and the terrace should be realized step by step after the house is built. At least you have some artistic design options there, although I must also agree that this is probably not very inexpensive.
