Basically, every item estimate should actually be calculated higher, but correct. 1700€ guessed or calculated are 2000, 2500 in the calculation
5000 are 6000 in the calculation etc.
With that, you not only create a buffer that is usually gone before the item has to be paid, but if something actually remains, you can pay for small things you haven’t considered yet.
The only right way is that you significantly increase certain positions that must be there for the bank calculation so that the exaggerated amount can be taken for other things that are not financed.
Lamps are also only furniture.
We had thus 2 calculations: one for the bank with low amounts and ours with the real numbers.
Estimate 10,000€ for floor coverings (instead of 6000), 11,000€ for exterior facilities (instead of 8000), 6000€ for chimney (instead of 3000), 4000€ for electrical (instead of 2000), 5000€ for bathroom equipment (instead of 2000),
then you have 15,000 for kitchen and unforeseen. The bank does not hesitate and you are relieved.
Nothing is worse than already knowing now that it will be tight and not enough. Everything will be more expensive than you think anyway.
