List of incidental construction costs. More expensive "on the builder's side"?

Yes, ask. But these belong to the incidental construction costs... at least my general contractor gave us an A4 sheet with the contract that listed what still had to be paid by us, meaning on the construction side. That included supply connections, earthworks, permits, connection of construction power and water (consumption was charged to the general contractor's house).

However, no one told us that masses of miscellaneous things would swallow up money. But I wrote about that back then in this thread

Hello, I hope that I am posting my question in the right topic here. We have made a rough estimate of the ancillary construction costs and would like to hear your opinion on it. I obtained the amounts from research here in the forum and on the internet. It is still unclear what needs to be planned regarding development. The building plot is supposed to be fully developed. The question is, what development costs still need to be planned? I have listed Telekom separately. Gas is not needed. Bungalow approx. 120m² living space with air heat pump including photovoltaic system with storage. For your information: Flooring/painting work are own contributions. Exterior work is planned for later.

And besides, calculated far too narrowly. Earthworks can also vary greatly, are you building without a basement? Likewise, construction electricity, especially when the screed is dried with a heat pump, can really get out of hand depending on the weather...

I agree.
Lamps for under €800 will probably be very difficult to maintain for the whole house.

Yes, we are building without a basement. According to the construction company, the electricity consumption during the drying phase should be manageable due to the photovoltaic system.

€800 for lamps may be too low, but I have only given a rough estimate here for now. Basically, a light bulb is hanging from the cable coming out of the ceiling. We want to limit the calculation and financing to the essentials for moving in. If our desired lamp is not hanging or installed in every room, that can be done later.

I think there will also be a need for discussion with the bank because, for example, the garage, kitchen, etc., are not part of the official additional construction costs. However, our equity capital is only intended for these official additional construction costs.
