The surveyor works, as already mentioned, according to a fee schedule. This is based on the size of the property or the area to be surveyed and on the land value. I paid 1300 for the LP for 1400sqm. In addition, the planning of the building is included in the LP, rough staking out, fine staking out, and surveying. Total about 2300€. Land Brandenburg

Years ago, it was about the same for me. Unfortunately, in NRW (where I live) there has been a new fee schedule since March 1st.

Okay, it really has nothing to do with the HOAI, but fine, that doesn’t change anything.

Unfortunately not, because the official site plans must be billed according to the fee schedule. Costs: 720 EUR basic fee + 1750 EUR fee for the house + 750 EUR fee per garage – of course net. (can be found in the cost regulations for official surveying and official property valuation in North Rhine-Westphalia (Surveying and Valuation Cost Regulations - VermWertKostONRW)

Correct! They are supposedly required to price them based on the above cost regulations so that the rates of the cost regulations cannot be circumvented this way. At least, this was the justification. (According to the cost forecast, this amount is also "based on the HOAI".) However, there are no major differences in staking, so I won’t start asking other surveyors just for a few euros when this one demonstrably works well and reliably (and quickly).

I did not understand why the seven-month-old thread was picked up again. What is it specifically about? The increased surveying costs due to the new cost regulations for official surveying in NRW? Is there a nationwide list where the values are always kept up to date?

Probably not, but since the costs listed here are at least significantly (four-digit) too low in NRW, I wanted to point that out. It is a pinned topic, so age should not matter.

Hello everyone,

after the discussion in thread about our construction financing and after receiving many good tips, I would like to present our construction costs so far. I found it incredibly helpful at the beginning of our project to see what items to expect and roughly what costs to anticipate. Below are some current figures from autumn 2020. Maybe it will help one or the other interested reader as well.

For context: The following information comes without guarantee :) and is of course relative and depends on the construction site. We are building a single-family house with an architect, flat roof, 193 sqm, garage for one car, and to the KfW40+ standard. Most items are backed by quotes, others already paid, and some are estimates. The first three tables are certainly relatively generally valid, as they are independent of the budget. The tables regarding the house naturally depend on the house and the chosen standard.

Here are the items for our plot:

We bought the rearmost piece of a subdivided plot, which was not only almost 75 meters away from the street but also a complete jungle. Additionally, we had to participate in the demolition costs of a house on subdivision plot 1 as per contract. The costs for development (here we partly shared costs with our neighbor), clearing the plot, and a construction road (it should be noted that we have to keep part of the road as a fire department parking area - this part, however, is on the neighbor's plot) are as follows:
