Is the plot located in a new development area or rather in an established residential neighborhood?
Budget €370,000
Plot with notary: €96,500
Offer house with foundation slab (we don’t want a basement)
€192,000 146m² with own work that we have to do (floors, wallpapering, sanitary installations, floors, doors)
Material for own work: according to the house provider €13,000 (seems tight to me?)
The "ready for covering" price already seems too low for the BW region; not to mention the costs of the foundation slab, which are worth almost nothing "without" knowledge of a soil survey ;)
Additional construction costs: €30,000
I read through the attached pdf; compared to "my" list of additional construction costs, there are worlds of difference. Especially since architect fees are not taken into account in my list; I usually assume that they are covered by the sales price. Of course, it's different with many prefabricated house providers, but my list should then be understood to mean that – besides painting work, flooring, and outdoor facilities – the necessary architectural costs must also be considered.
I would ask in your place what is included in the architectural services item. Only the costs up to and including the building application or also the execution planning/statics?
You can easily verify the projected costs for public connections (according to the provider) yourself by requesting an offer from the responsible energy suppliers/utilities. I could imagine that these costs are also set too low.
There remain €35,000 for other things (terrace and garden as own work)
Is that realistic?

For comparison, if I had to estimate, the rough calculation for me would look like this:
Budget: €370,000
Plot: €95,070
Single-family house 146 sqm/KfW 70 and turnkey (including foundation slab, but without painting work + flooring): €234,000
Additional construction costs: €35,000-40,000
Kitchen: €14,000
Reserve for extras: €10,000
Painting work as own work: €10,000
Flooring as own work: €10,000
Outdoor facilities as own work: €10,000 (only the essentials)
All in all, this results in a shortfall of €53,070
