List of incidental construction costs. More expensive "on the builder's side"?

Hello, I’m afraid it will add up to a bit more with us as well, since we are also building a house with a granny flat. By the way, our plot cost 155,000 in Hamburg. It looks like this with the additional costs:

Broker fees: €8925
Court fees: €1818
Notary fees: €3428
Property transfer tax: €6974
Soil survey: €970
Building permit: €1994
Surveying: €1525
Excavation + construction road: €11,000 (and we are building without a basement, only the replacement)
Building inspector: €2400
Sidewalk driveway: €4300 (for 20 sqm of bitumen instead of lawn!!!)
Bomb search: €2363 (the quoted prices varied widely here - another demanded €8,000, one even €14,000)
Soil air examination: €993
Insurance: €407
Construction electricity: €600
that already makes €47,697

What is still missing:
Removal of excavation: €3,000
Connection of gas, water, electricity: hopefully we’ll make do with €15,000
Construction water billing
Painting €1000
Flooring €3000
Kitchen €5000
Carport €7000
Topping-out ceremony €300
Outdoor facilities €5000

so €39,300, making a total of probably additional costs of €86,997. Of course, you can make outdoor facilities smaller or leave out the carport at first. But the rest is necessary, so you really end up with about €75,000...

So, dear ones building in Hamburg, I hope this helps you a bit with your planning. If you want more tips, you are welcome to write to me... By the way, I find from this overview that the state in particular has its hand far out when I compare it to other federal states. Although it always complains that more building should be done here...

Can you please also list your rough costs for this (without furniture, curtains, and bathroom items)?

Of course I can, but many of the things are actually very individual.

Outdoor lamps: about €300 for 5 pieces
Lamps total: just over €1,000
Outdoor faucet: the frost-proof fitting itself cost €100, no idea what else is included, the whole thing was part of the plumbing offer
Mailbox: the first temporary one was €20 at the hardware store, the real one is the old one from my in-laws, a new one would cost about €1,000 (so everything from - to is possible, more expensive is also possible)
Garden tools: nearly €2,000 for us, whereby due to the large property besides the typical garden tools, lawn mower and trimmer we also have a total of 3 hoses and 2 sprinklers + drainage pump
SAT system: including installation €350
Outdoor facilities + topsoil: I can’t give you exact prices, at least no official ones, since through personal contact with the civil engineer we got both gravel, topsoil and splash guard for the house at lower prices. The official offer for topsoil from the humus plant was €11.50 / m³ including delivery net. Apart from sowing grass seed, we haven’t done anything else yet.

I would be grateful for a list in Bavaria (possibly even the Middle Franconia area), otherwise I will assume the highest invoice here so far.

Additional costs list Schleswig Holstein, or Breitenburg near Itzehoe (without extras etc.)

Water 3000 incl. construction water
Gas 1500
Electricity 1400
Telekom 400 + 100 for fiber optic
Sewage/stormwater drainage 6000 (+ possible flat rate, which can come directly through the purchase contract of the land)
Construction electricity 550 (without drying)
Structural engineer (mandatory in SH) 400 (the invoice will just arrive at the house at some point)
Surveying before construction start 600
Leak test sewage pipes 220
Surveying building after completion 1000
Various permits at the office 300 (without notary and co)
Gas consumption during drying 600

In addition, there are further incidental costs for the purchase of the land amounting to:

District court mortgage registration 600
Notary land purchase 755
Notary mortgage 720
Land register entry 220
District court reservation 100
Property transfer tax 4150 (for a €62,790 plot) - SH is the most expensive federal state here

Conclusion rounded strongly: all incidental costs without value increase (authorities, notary etc.): €10,000
Connections and sewage/stormwater: €15,000

Missing are: additional earthworks, all extras you want to have in the house, and the trades that are not included in the "turnkey house". These are often the painting work and floor coverings. One must absolutely consider the costs for things that are practically unavoidable such as lamps, mailbox, or also the shower door or mirror cabinet.
