List of incidental construction costs. More expensive "on the builder's side"?

Hello,

Does anyone have a guideline value for the ancillary construction costs with the architect services 1-9, if you are operating outside of HOAI? So, what is a good offer for the said service?

Dear forum,

On many websites, it is said that ancillary construction costs make up 15-20% of the construction costs. However, the term ancillary construction costs is not used consistently. Therefore, my question is: Are acquisition incidental costs also included in this 15-20%, or does it really only refer to costs for surveying, building permits, insurance, earthworks, and development?

The ancillary construction costs and purchase/acquisition ancillary costs are two different things and both must be taken into account. But there is also no 100% clearly true and solely correct definition.

In the end, what counts is: All costs incurred must somehow be paid, regardless of whether these or those ancillary costs.

That is clear, however, the estimates for the pure incidental construction costs from the requested construction companies vary widely. A guideline indicating where one would realistically be would therefore be very helpful for orientation.

Every entrepreneur includes something different in their calculations. Some things may quickly be forgotten or might already be included in the contractor's offer (e.g., construction site toilet or container). For this reason, I can only recommend creating a table (e.g., based on the items listed here) and compiling all costs. In case of uncertainty, ask the respective provider whether this item is included in the contract or not.

That one doesn’t exist either, because every construction project is unique. The only way is to look at each item individually and take it into account accordingly.

The acquisition incidental costs are still simple there, some items in the construction incidental costs can also be quickly determined as flat rates, but at the latest with the house connections, development costs or earthworks, it becomes criminal to simply take flat rates.
