Ah ok, now I understand! Good idea! There are actually a few developer offers in the vicinity, I will take a closer look and try to calculate from that perspective.
The land prices are around 350 in the immediate surrounding area and go down to about 150 in more rural areas, which still come into consideration if the direct environment fits. Basically, we are aware that for our budget we have to go a bit further out (we both work in Cologne), but we would like to do this for a "dream house." A dream house should preferably not involve too many compromises, hence this thread. I just don’t feel like buying a plot that is perfect only to realize afterward that our house can only be built with massive compromises within our budget. In that case, as I said, I would question the overall plan, ideally before the plot is bought. It’s not about plus or minus 10-15K here, and not all outdoor facilities need to be finished from the start, for example, we don’t need a garage or carport in the first step. For some things, it’s enough if they are prepared (KNX, chimney). But the almost unanimous opinion seems to be that it will still be very tight, which honestly surprises me and also makes me think a little.
There are some individual plots that fit well in terms of distance to Cologne, but usually something else is wrong or they are priced so outrageously high that it’s hardly worth enquiring.
Therefore, we are now waiting for new development areas, ideally marketed directly by the municipality, and will try our luck there. We would actually even prefer a new development area.

So if the outdoor facilities are not included (and in my opinion it doesn’t make sense to include them in ancillary building costs anyway, since the costs can vary extremely, especially much higher on sloping sites!), I also find 50k€ for ancillary building costs set way too high, especially if it is a flat plot and a house without a basement.
In addition, with some general contractors certain earthworks and some other things are already included, with others not.
As experience values, I can give you 2 figures, both without outdoor facilities!!!
An acquaintance paid about 15k€ ancillary building costs about 4-5 years ago for a flat plot and without a basement, earthworks worth less than 5k€ were the contractor’s responsibility, so included in the house price, so you can assume max. 20k€.
We built on a slope with a basement and ended up, also without outdoor facilities, at about 35k€, whereby a very large part was required for earthworks and we got these very cheaply. Otherwise, we would probably have ended up at about 40k€. But as I said, slope plot, with basement, excavation for cistern etc.
I estimate that the 50k€ could be due today for our project, but not for a flat meadow and without a basement. Question to the group, what exactly should cost 50k€ in this case?
