Even though this doesn't belong in this thread at all, I am surprised that €800 for lamps is being criticized, but no one says anything about the €15,000 for a brick double garage. That's easily €10,000 too little, for €15,000 it’s already difficult to get a finished garage.

Thank you for your opinion. The fireplace is only the fireplace itself, the rest is already included with the house. But as suspected, we will put everything possible into the house price. But how did you handle things like [Außenanlagen und Garten]? As far as I understand, all of that would have to be listed as an item in the house offer so that the bank sees it as part of the house financing, right?

Then you are at over 100% with the bank, it works, it is like that with us now too. Suppose all in it is 400,000€ and you have 120,000€ equity, then you can somehow calculate it.
A garden is just such a thing. We had over 400m2 of humus that was removed, do you know what kind of mountain that is? In my neighborhood, some are still there after more than 2 years. Plus over 100 tons of gravel. All in own work, you really have to think very carefully about how many evenings and weekends you have to take a shovel in your hand.
