Is a house for a total volume of 400k still possible at all?

Hello,

we have the opportunity to purchase a plot of land relatively cheaply (360 sqm for 75k) near Düsseldorf. This is very cheap for the region because the standard land value is indicated at €270, but the actual value is much higher. Since I never really wanted to build, I have never dealt with the topic, and before we invest a lot of time and nerves into this, I wanted to ask if we can get something usable on the market with the budget at all.

The following calculation is as follows:

Budget €400,000 for everything (theoretically more would be possible, but this is our personal pain threshold)

Plot: €75k purchase price

Additional building costs: planned about €60k (should hopefully be realistic)

House: then max. €265,000 remaining (if with own contribution, then including materials)

Inventory and kitchen do not need to be considered, these will be financed separately.

House idea: For example, we would like a house like the Edition 125 V4 125 sqm (Bien-Zenker) with 2 full floors and a basement. Otherwise, quite a bit of own work could also be contributed. Is this even feasible nowadays? When researching on the internet, you often read prices between €1500-2000/sqm. However, prices in forums are significantly higher.

Definitely not my opinion with cellar, no matter what your house building company is called.

I agree, without a basement probably possible, with a basement no chance.

Hello,

I also can’t imagine having a basement.
We are really planning a lot of own work.
We helped with the masonry and roofing. We are also doing the plumbing and electrical work ourselves. Painting and floor coverings as well.
Nevertheless, we are calculating 470k for everything WITHOUT the land.
Of course, you could still make a few compromises on the equipment, but reaching your 330k seems hardly possible to me.

The problem is that the material costs are already high and many things are unavoidable.
Just received an invoice for the house connections from the utilities amounting to 12,000€.
And that despite already 26,000€ development costs included in the land price.

Without a basement it works, with one it doesn't.

Are the ancillary purchase costs already included in the 75k for the plot?
