Rather unlikely. You yourself said that an S-Bahn station close to Munich is coming, and as is well known, prices go up everywhere an S-Bahn to Munich goes. And even if the price drops a bit, as long as you pay your installments diligently, the bank will not foreclose the house. By the way, it is completely normal to be worried about your finances when dealing with sums of multiple annual gross incomes. It would be a bad sign if you didn’t worry about it. By the way, I find the bathroom absolutely OK. Save the money for remodeling for now, and when the kids are in secondary schools and your wife works more again, then you can renovate it.

Does the house really have only 130sqm of living space? The house looks absolutely great and if you tear out the bathroom when money is tight, then you’re really beyond help. What I can see of the house is absolutely classy. It looks very well maintained. For the bathroom, max €1,000 is enough. If you don’t like the blue floor, just put some kind of design floor over it, which is 3-4mm thick and doesn’t cost much. But I would leave it as it is, just like the blue tub, and redo the wall tiles. Either paint them or, if you have a tiler buddy, just tile over them as far as possible. You can create something nice with the blue. Why tear it all out? Imagination and a little money is enough. I used to have those maize-yellow wooden windows too. In one room, I wanted it different and bought a can of Osmo decoration wax in mud gray and painted it over neatly. Perfect. Haha... does she already know that :D Don’t you know her age or are you confusing her? Post a current picture of YOURSELF, you know, one without a black eye! When the kids are bigger, she'll gladly get out more and work again. Sitting at home doing nothing is only a dream until you actually have it... I know a bit about that :D. Then there will be more money for vacations, special repayments, etc. Believe me, if you or you guys deal with it for a while, you will see how easily you can beautifully remodel the bathroom. You buy a finished property and don’t have all the stress homebuilders have here. Take your time with these details and you’ll have a great, individual house with a nice bathroom. The price for this house in this region is TOP, no realtor, as far as I can see well equipped, you can afford it if you don’t go crazy or make senseless conversions... You are more of a lucky devil! And you... want to tear out bathroom and heating :D :D Be glad it’s running and take it slow, as much as you can afford, then the fear will ease as well. Happy house purchase!!! I’d buy it before someone else snatches it away from me. The planned 15-20k for bathroom remodeling are already the first special repayment or the permanent reserve for problems with heating etc.

Overall makes a good impression. I have seen much creepier bathrooms. It’s never really the way you would like it yourself anyway. If you don’t do it, you will be annoyed in 4 weeks.

One thing I forgot, there is a damp spot on the wall under the garage, liquid probably comes in from the garage entrance, but my master mason said that this is not really the problem.

Yes, I also believe that we would be annoyed, definitely. But the amount is just something that really gives me a stomachache. I haven't had to worry like this for a long time. Now it all comes at once, so this possibility... And suddenly I somehow have one week to make such a life decision.

I am definitely very grateful for all the contributions here, I have read every single one, even if I haven't been able to respond to everyone so far.

Almost everyone feels that way, you can't avoid it. There are no more bargains, and if there are, people just outbid each other. If this house were published online, you probably wouldn't have a chance anymore. Be glad that you can buy it beforehand. Others dream of such an opportunity.
