Hmm, 90km south of Munich is actually already Austria. But it’s supposed to be another 30km from there. So somehow we still have to move east or west ... West would be the Garmisch area, where prices are rather high. East then towards Unterwössen, also not really cheaper. Then there was also the note about the planned S-Bahn 10km away. There is an expansion planned towards Landshut, Dorfen, Wasserburg, Großkarolinenfeld as well as Buchloe. So (even if it’s not really south) either a village around Kaufbeuren or Wasserburg/Dorfen. we’re not really interested in exactly which village, but do reveal the direction so we can roughly estimate the "value" (and hint at any skeletons in the closet that might be around).

Doesn't matter whether the place is now 100,000 or 300,000 too cheap. In any case, it is very cheap

Not really – because €100k too cheap is possible in special circumstances – I even know someone who bought a €650k house for €500k because he had been a long-term tenant in the house. But with too large deviations, it does "reek" of something being off. That means it certainly plays a role in risk assessment.

maybe it wasn't 90km as the crow flies that was meant? Some villages are only connected by country roads and that then really adds up in terms of route kilometers...

Nevertheless, the whole area down there is expensive, even though there are differences. No matter which direction you go, nowhere is really cheap.
Maybe OP has already pulled the trigger today and just opened the 3rd bottle of champagne........or he is stuck in traffic on the way back from the last appointment at the nail designer
