haha no, we still have 30 kilometers to Austria ^^ Yeah, poorly said, we could just put aside the 3000 € Baukindergeld which you get for 10 years and then have 30,000 € for the heating in 10 years. yeah it would get tight. But it has to, that’s why we have a house we want... So those are sacrifices that could be made. she would do 1-2 shifts a week (psychiatry), otherwise we still have grandma and grandpa from both sides who would have the time. I don’t see that as much of a problem. But saving more money won’t be that easy. Now I have to see what the rest of the family says.

Oh, maybe also interesting... The house has a solar system which yields about €2000 per year until 2032. The electricity itself would therefore, I think, be "free".

Do you get eye cancer because of multicolored tiles? Or even worse?
In that case, there is tile paint and such.

No, unfortunately not. Because the system will never (by far not) cover 100% of the own consumption. In addition, self-consumed electricity may have to be paid for (partial charges). Depending on the system size and commissioning date. But still: nice extra income. That would be about 54 cents per kWh. And for decommissioned systems, there is supposed to finally be a concept soon (an alternative to dismantling/shutting down).

Your age is good, the inheritance too, but that’s not certain, care costs eat up 150k in a very short time. Yes, basically it’s too tight, so it will have to be forced savings that can hurt sometimes. You still need to organize a few tens of thousands somewhere (50k upwards in my opinion), then it will work. Is the bathroom the only one in the house or is there an alternative shower? Try it, but I give the financing a limited chance, because the sustainable income is, as mentioned earlier, lower than the 4100€ you thought. You have total costs of about 450k without the renovation, only with the ancillary purchase costs, minus the 35k equity. The crux with the bank will be the liquidity calculation as well as the loan amount in relation to the income. That won’t pass with many.
