that's always the problem, prices keep rising.
However, it's hard to tell from here whether the price is really that good.
It also depends on the location, you mentioned Bavaria, there will be differences there too.

I also don't know anything about 40k funding in Bavaria. 30k for 2 children should still be current. The lab funding should have expired on 31.12.

I think it should be possible, but I would say you should live with the bathroom first. The 10-20k more would be too much for me. And what about the heating?

Otherwise, you will never get a house like that in Bavaria for such a price again, unless you live towards Hof or something similar.

I would leave the bathroom out for now. You can always do it later when you see how the money fits and if there is anything left over. I find 15-20 k€ way too expensive for a bathroom renovation, but that depends on your expectations.

Otherwise, you should know best whether 2300 € is enough for 4 people. In my opinion, big vacations are not really possible with that. How much do you spend now? Can you live with that for many years? The kids are growing up and will have bigger demands. Does your wife want/can she work full-time again and earn more?
In my opinion, you have to think about whether it fits your personal life and ideas.

Regarding the inheritance. We have also calculated that we can manage on our own. With long-distance travel and the like, though, it simply won’t work. If we, as expected, inherit at some point, then our possibilities regarding travel and cars will simply increase significantly.

I can only recommend (even though I don’t do it): keep a household budget book for one year and record EVERY expense. Then you really know what is being spent.
