It was mentioned as "south of Munich". I just wanted to mention it, I am not familiar with the area. Pitfalls are often overlooked. The OP is probably just doing their household budget ;)

Often it depends on the exact location. Here in our district, prices also tend to fluctuate by several €100,000. A year ago, 2 similar houses were for sale. One was quickly sold here in the town center for €800,000. The other, in a very small village, was only sold after some time for €500,000. The distance between the 2 houses is less than 10 kilometers in a straight line.

Baukindergeld was extended, the Bavarian home ownership grant expired on 31.12. The Free Voters want to achieve a retroactive extension, but the application has not yet been submitted to the state parliament and has not yet been discussed.

I would therefore not plan with this money.

so if it's Bad Tölz: great area! I was there for a week last year during the super summer (nephew's wedding) and traveled a lot by bike. Our guesthouse owner mentioned 1000€/m² for the plot next door where a ruin stood.. However, I wouldn’t want to commute daily to Munich? I had visited a client in Munich Haar on that occasion and almost went crazy in the car (I’m not used to being stuck in traffic since I usually manage to avoid it)

So I would also buy it after getting an opinion from my family and possibly having a professional deem the condition good.

The rest will sort itself out over time regarding what and how you do things with the house yourself or have done.

I already pointed out the expired homeownership allowance at the very beginning.
I would never include the 10k in my planning...

And Bad Tölz was just an example from me because it is located in the south, but yes only 50km, not 90km from Munich.
And the micro location is indeed very relevant. 100 inhabitants or 10,000 is a huge difference.

Oh... sorry for the confusion. So it's even further south?! I entered the radius of 50 km (Bad Tölz). So if the OP is talking about 90 km south, the overlap of the offers should roughly fit.
