UPDATE:
Hello dear community!
Here’s a little update:
We had decided against the purchase back then. The other couple apparently already prepared everything and the financing was probably set. But currently, they are having quite a few problems... The owner apparently wants to move out only after finding an apartment nearby and does not want to make a preliminary contract or anything similar. It’s not even known whether he is really looking.
if I find out that the couple can’t wait any longer, I’ll write to you. However, it is still the case that the neighbor is handling it. But as you can see, there are apparently several hurdles...
But we have a great update ;)
We are getting a developed building plot from our municipality :D. The price is super okay, we are getting our desired plot with 500 sqm :)
In addition, I have a best buddy whose grandfather owns a construction company and we already talked on the phone and he will give us a great price :) It will be a solid construction with about 150 sqm. We’ll have to see if the basement fits the budget. Additionally, we are getting a small financial boost from my parents-in-law.
In terms of financing, I am already in contact with LABO and thus am getting pretty low interest rates. I don’t want to give exact numbers yet, but we will probably come in below the financing costs that the house with the other expenses would have cost :)
We will do the painting and flooring ourselves, the garden will be done by my father (gardener and landscape gardener), the double carport will be done by my cousin and his brother-in-law, the excavation... if it’s not included in the construction company, then a colleague of my father-in-law will do it; they have excavators and trucks :).
I have a really great financial advisor who is also in contact with LABO, and the interest rates are really great. However, LABO is quite strict when it comes to showing proof of financing, but that doesn’t matter, the rates are already very good. Next week we will discuss more details and the numbers will become more concrete. My advisor showed me the ancillary costs, and wow, unfortunately that is quite a lot. But in the end, I come in somewhat below the house price (with the plot) and everything is simply NEW and I have peace :)
I just wanted to let you know what happened with our home ownership stuff, especially since you gave me such nice advice last time and I was thankful for your opinions. But this time it’s set, and thanks to the small financial boost, we really have a different foundation.
Best regards
