The windows...
I would try using more parapets and wider windows upstairs. Especially the dressing room and office do not need floor-to-ceiling windows.
Children's rooms don't either. Neither does the bedroom... The bathroom doesn't need a peepshow either.

We have heard about the kitchen door from several sides now. It was probably just a quick idea from us – although we were already unsure about it from the beginning.
But the thing with the windows in the attic is bothering me now. It definitely won’t be living space upstairs, but it will get floor-to-ceiling windows. Technically pure nonsense. If then only for appearance. Hmm, expensive affair.

I’m interested in that too. The last offer was well within the budget and we actually didn’t make any major adjustments to it.



We probably won’t agree on that. That’s exactly what we liked about all the houses we visited. The bathroom should definitely get frosted glass downstairs, but it’s also on the north side.

Short break at this point: We will still deal extensively with windows. What other things are there in the floor plan that absolutely don’t work? As future builders, we have so far had very narrow-minded views. What else do we need to pay attention to?


    [*]I would still want to consider making the walk-in closet wider.
    [*]We urgently need to do the bathroom.
    [*]The door to the kitchen will come back in 80% of the time.

But visually it's not a knockout... even though taste is subjective. There is always the more appealing way. To the windows

OT: I don't understand why the planner can't manage to implement your wishes 100% and instead plans in some nonsense you never wanted? The windows in the roof apex are complete rubbish and ugly too, in my opinion. The dressing room is still too narrow though. He must see that, right?! Sometimes it helps to demand concrete furnishing. So say directly: the dressing room must fit 2 wardrobes each 3m long and 65cm deep or something like that. In between at least 90cm of walking space. Then he has to deliver. Making the 2 children's rooms exactly the same size wouldn't be a problem either, would it? Otherwise, it's just about windows and basement optimization if you ask me.

That you always have to be so blunt is my part. Yes, and how ugly it looks at first when the Christmas boxes are pushed in there for storage. Just like frosted glass: the other windows are dark, but that one is light. Bedroom dark, dressing room with pleated blind, bathroom frosted glass... That's what you call "appearance."

If I only look at the floor plans (ground floor and attic), I think: what I don’t like about it can probably be explained by taste. Then, when I look further at the elevations, I think the term "a matter of taste" is wrongfully abused as the scapegoat for so much ugliness. In the basement, only the utility room makes sense in terms of location; otherwise, the room layout is completely drawn from the lottery drum. My advice is therefore to plan completely anew, and that without the slightest regard for the factor of appearance. I have the impression that the attempt at a successful appearance is even the only culprit for the exemplary ugliness of the result. If I then also consider this


then the clear recommendation is "two full stories." How something similar could come across looking good was demonstrated by (floor plan unfortunately only still in post #10, otherwise in the house pictures thread):
